Pocket of winding streets south of the Mingo Valley
As the Mingo Trail winds its way north to the neighborhood that shares its name, it passes by the looping residential streets of Longview Lake Estates. This Tulsa suburb rests in the crook of Interstate 44 and US Route 169, also known as the Mingo Valley Expressway. Homebuyers seeking an escape from the hurry-scurry of downtown should find what they’re looking for here. “It’s an older, established neighborhood with a mix of young and older couples,” says Jake Salyer, broker and owner at Hearth Homes Realty. “It’s centrally located in Tulsa, close to highways.” A fishing pond, local pool and access to the Mingo Trail allow residents to enjoy outdoor activities without straying far from home.

Ranch-style homes on quiet streets
Longview Lake Estates is far enough from the city center to give the residential areas a suburban vibe. Properties measure about a quarter acre on average, with pockets of front lawn and fenced backyards surrounding 1970s ranch-style homes. Many houses are equipped with attached garages and paved driveways to minimize on-street parking. Level sidewalks make it easy to take the dog for a walk or lace up for a morning jog. Since there aren’t many commercial businesses around contributing to through traffic, the streets are relatively quiet. Homes in this neighborhood sell for $150,000 to $300,000.

El Chico in Longview Lakes Estates serves some delicious fajitas for residents to enjoy.
Tamales and Tacos Mi Rey
Residents head to East 21st Street when they get a craving for Tex-Mex cuisine. El Chico is a regional chain serving classic fajitas, enchiladas and tamales. Just down the street, Tacos Mi Rey dishes up street tacos on hand-made tortillas. Crime
CAP Index gives Longview Lake Estates a crime score that’s slightly higher than the national average but lower than the one for downtown Tulsa. While recent statistics published by the Council of Criminal Justice indicate that violent crime is decreasing in major urban areas, the National Crime Victimization Survey (NCVS) shows that suburban neighborhoods are experiencing an uptick in property-related crime. Since many families relocated to the suburbs during the height of the COVID-19 pandemic, economic and cultural integration challenges could have a negative impact on public safety efforts.
