A community hub with added convenience
It’s rare to find a neighborhood that has grocery stores making up all four of its corners, but that goes to show one of the many aspects of convenient living Meadows has to offer. Part of eastside Tulsa’s cultural core, it doesn’t stop there, either, with a revitalized park, teeming shopping centers and a cheaper-than-average price point adding the final touches to this all-encompassing community. “It’s a very diverse area,” says Becky Moore, an eXp Realty Broker who has been selling in the area for over 18 years. “It’s become a hub for Hispanic culture because of the local restaurants that have opened there.”

A lot of room for future growth
Properties here tend to be mostly made up of brick ranch homes built between the 1960s and ’80s, the housing stock is also very consistent when it comes to features, mainly offering two-car garages, covered front and back porches or patios, and fenced, square backyards. They tend to stay around 1,000 square feet of indoor space and typically sell $100,000 to $300,000, a reasonable range for their ages and amenities. However, the homes may require some maintenance, “It’s going to have to be renovated for it to start attracting the younger crowd,” Moore says. “It’s going to take some years. Just like any other city where they start branching out from midtown.”
Meadows' charm shines through its collection of warm and welcoming ranch homes.

Breathing new life into green spaces
Making up a big chunk of the neighborhood’s western side, McCullough Park reopened in April 2023 after undergoing extensive $3.6 million renovations, which added a seasonal splash pad, walking trails, picnic shelters and a BMX pump track to go along with its handful of baseball diamonds and turfed turquoise playset with slides and a web-like climbing structure. This makes the 11.5-acre attraction one of the newest – and most sought-after – places to play in the city.
