Historic Route 66 cruises past Mingo Valley, a neighborhood 8 miles east of downtown Tulsa. Access to other major highways, including Interstate 44, gives residents several routes to maneuver. “That’s an investor area,” says Stephen Hester, host of YouTube's Stephen Talks Oklahoma and real estate agent with Coldwell Banker Select. “It’s between Little Mexico, which is a high-density investor area, and Midtown, which is desirable if you’re a bachelor and want to be close to all the stuff. This area is kind of in the middle.” Mingo Creek flows along the neighborhood's northern and eastern borders, boosting the area's recreational appeal. Families also enjoy proximity to several schools, including one right on the other side of Route 66.

Brick ranch houses with sprawling yards
Most Mingo Valley residents are renters, but single-family homes make up about 35 percent of the property blend. The median home price is $291,000, low for Tulsa and significantly below the national median of around $416,000. “It’s a great place to find an affordable home where you can get anywhere fairly quickly,” says Brian Frere, agent with Keller Williams Realty Preferred. Brick ranch-style homes dating to the 1950s, ’60s and ’70s occupy large lots, some measuring up to a full acre. Sprawling yards and long driveways are typical, and many residential streets end in cul-de-sacs, keeping through traffic to a minimum. Buyers can expect to pay $150,000 to $250,000 for small ranch-style homes or bungalows and $300,000 to $400,000 for contemporary builds featuring 4 to 5 bedrooms.
