Historic Route 66 cruises past Mingo Valley, a neighborhood east of downtown Tulsa. Several other major highways, including Interstate 44, allow residents easy access to the rest of the city. “That’s an investor area,” says Stephen Hester, a real estate agent with Coldwell Banker Select and host of Stephen Talks Oklahoma on YouTube. “It’s interesting because it’s between Little Mexico, which is a high-density investor area, and Midtown, which is desirable if you’re a bachelor and want to be close to all the stuff. This area is kind of in the middle.” Families also enjoy proximity to area schools, one of which is right on the other side of Route 66.

Ranch houses with sprawling yards fill the narrow streets
Most Mingo Valley residents are renters, but single-family homes make up a healthy portion of the property blend. Ranch-style homes dating to the 1950s, ’60s and ’70s occupy lots measuring up to a full acre. Sprawling fenced yards, long paved driveways and attached garages are common features. Tulsa’s tornado risk is high compared to the national average. The area gets hit with an average of three tornadoes per year. This drives up homeowners insurance premiums, and it’s important to ensure that the coverage extends to wind and hail damage.

Working up a sweat on neighborhood parks and trails
Runners, power walkers and paw parents will find plenty of places to log miles in this neighborhood. The Mingo Trail runs along the creek of the same name for over 6 miles, offering good terrain for hiking and mountain biking. The exercise path at nearby Terrace Park measures over half a mile, with plenty of open space for dogs to run around. McClure Park is also close by and features a disc golf course, sports fields, tennis and basketball courts, a playground and a seasonal public pool. The community center at McClure is now home to the Tulsa Glass Blowing School, which offers private lessons and multi-week classes.

School choice expands options beyond the residential district
Depending on their address, students might attend Lindbergh Elementary School, which is within walking distance of many homes, or Skelly Elementary School, about 2 miles away. Both schools receive C-minus grades from Niche. Next is Hale Middle School, which currently has no Niche grade but receives a 2 out of 10 from Greatschools, and Nathan Hale High, rated C-minus. Students at Hale High can participate in specialized courses in construction and the culinary arts. Oklahoma’s school choice program allows parents to put their child in the best available school for the student, even if it’s outside their residential district.
