North Ridge is investing in the future

In the northern reaches of Tulsa, nearly 10 miles from the heart of the city, the North Ridge neighborhood sets its sights on a lofty future. While this part of Tulsa is historically downtrodden, a turnaround is afoot. In 2024, a husband-and-wife team purchased the North Ridge Shopping Center to create a dedicated space for Black entrepreneurs. “When we had to redraw our boundaries in this last 10-year census, you saw a significant increase in population in East Tulsa, which is where the investment takes place,” says Vanessa Hall-Harper, city councilor for Tulsa’s District 1, where North Ridge is located. “So if we want to fairly distribute, it’s time to come back and make similar investments in other parts of the city that are not primarily white-populated.” Home prices remain wallet-friendly, and most students will attend middle and high schools right in the neighborhood. North Ridge is also a few blocks from the Tulsa Dream Center, a community resource devoted to breaking the cycle of poverty.

Visions of the future at Tulsa Dream Center

Berry Park enlivens the center of the neighborhood with a colorful playground, shaded picnic pavilions, tennis and basketball courts, an exercise trail and a public swimming pool. Less than two miles away, the Tulsa Dream Center provides recreational and educational opportunities for area youth, in addition to promoting food security and healthcare access. “The Tulsa Dream Center is a wonderful partner in the community that touches a lot of lives,” Hall-Harper says. “They have a food pantry, and they offer activities for youth during summertime and after school. Just last summer, they raised money for a swimming pool.” As a result, the Center’s summer camps and after-school programs now include swimming lessons. The organization also hosts community events throughout the year. While the roster varies, examples include spring and fall carnivals, toy drives around Christmas and a “Friendsgiving” celebration featuring a hot lunch and grocery giveaway.

Starter homes and investment properties from the 1950s

Homes make up more than 75 percent of the property mix in North Ridge, and the median price of $100,000 is far below the national standard. Most homes in the neighborhood date to the mid-1950s and sit on lots measuring under 10,000 square feet. Investment properties and fixer-uppers start at $50,000 to $75,000, while shotgun- and ranch-style homes in good condition typically sell for $100,000 to $150,000. Area values are increasing, with the average sale price rising more than 50 percent over the past year. Available inventory is scarce, and properties that enter the market sell reasonably quickly.

Early college program at McLain High School

Most schools for North Ridge students are either right in the neighborhood or a short drive away. Hawthorne Elementary receives a Niche grade of C-minus, while Monroe Demonstration Academy, also rated C-minus, is steps away from Berry Park and within walking distance of many neighborhood homes. McLain High School of Science and Technology, rated C, offers the Early College High School program, where students can obtain a high school diploma and an associate’s degree from Tulsa Community College.

The neighborhood borders are sprinkled with dollar stores and cannabis dispensaries. A QuikTrip convenience store ensures residents can grab simple groceries and gas without venturing too far from home. Oasis Fresh Market is about 4 miles south on North Peoria Avenue for bigger shopping hauls. Church’s Texas Chicken and KFC provide fast food options near McLain High School. When renovations are complete, the 58,000-square-foot North Ridge Shopping Center should feature a few more restaurants, including a doughnut shop.

A short ride to Tulsa International Airport

Tulsa’s tornado season generally runs from March through June, but the area is prone to tornado activity all year round.
