Midtown already serves as one of Tulsa’s biggest convenience points, offering scores of entertainment options and about a 15-minute commute to the city center, but its O’Connor Park neighborhood stands out as one of its quieter sectors. Primarily residential besides the restaurant cluster making up its southwestern corner, it allows for serene living with easy access to the city’s best.

What’s more: The homes here tend to be less expensive compared to other neighborhoods this close to downtown, too. O’Connor Park is packed with contemporary ranch homes – built from the 1980s onward – sporting very small lots yet modest yards, typically in the shape of a square and fenced-in. Most properties also come with covered front and back porches, as well as one- or two-car garages. Houses here tend to need minor repairs, with asking prices starting at $150,000 and rounding out at $250,000. A patch of gated townhomes also sits near the southern end: Every dwelling at Sydney Court is equipped with attached garages, private driveways and lawn maintenance completely covered by property management. Offering two- and three-bed homes, its monthly rent runs from $969 to $1,119, depending on your floor plan.

Whether you’re in one of the townhomes or in a separate property farther north in the neighborhood, you’re always within minutes of the strip of restaurants along 21st Street. Perhaps the most popular is The Red Tacos, serving up street taco-style Mexican cuisine. Its small but mighty menu unsurprisingly mostly offers taco options – like its namesake Red Taco, outfitted with onion, cilantro, salsa and your choice of protein – but also has soups, quesadillas and other authentic fare. Grab a jar of its signature birria marinade to add a dash of flavor to any meal. Next-door 918 Maples is mostly known as a catering service, working everything from weddings to festivals, but it also dishes out single lunch and dinner meals that can feed up to a family of six. Choose from an extensive list of salads, burgers, pasta and Mexican specialties like Hawaiian tacos, always made to order.

You’re always near a school, too, in O’Connor Park. One sits right in the neighborhood’s heart, New Heights Baptist Academy, housed in its namesake church. Serving prekindergarten through 12th grade, this private school offers four tracks: honors, college prep, general and vocational, and students have their choice of curriculum, either accelerated Christian education, Ignatia or a combination of both. Public-school students, meanwhile, attend Skelly Elementary 1.5 miles south, focusing on developing socioemotional skills, before feeding into Hale Middle and High schools, situated just south in neighboring Johansen Acres. The latter is the state’s only high school that offers a culinary arts program with a working restaurant, providing hands-on experience in the industry.

Though the neighborhood doesn’t have any parks, a popular one sits just minutes away. Made up of about 20 densely wooded acres, Terrace Park is fairly plain, with not much more than a gray playset with mustard-yellow slides and a paved looping trail with picnic tables off to the side, but it’s a quiet local mainstay anyway. When the weather isn’t as pleasant and you need to knock shopping off your to-do list, snag groceries from Walmart Supercenter 2 miles north. There’s also a Walmart Neighborhood Market 2 miles west near Expo Square, one of the city’s retail therapy destinations with everything from Target to an always buzzing antique store.

O’Connor Park is living proof that peaceful living and convenience can coincide.
