Family-friendly vibes 10 miles from downtown
Sheridan Valley is stitched within the patchwork quilt of Tulsa’s southeastern grid. The residential neighborhood comprises curved streets and short cul-de-sacs and is part of the highly-ranked Union Public Schools district. “It’s really close to 71st Street, where a ton of the restaurants are,” says Dustin Moseley, Realtor with Keller Williams Preferred and owner of Big Guy Home Team. “There’s quite a few kids, and the people are friendly. It’s just a normal, nice neighborhood.” With 10 miles separating these blocks from the downtown districts, Sheridan Valley combines a suburban vibe with the convenience of city living.

Craftsman-style homes with attached garages
“The houses are built in kind of a craftsman-ranch style,” Moseley says. Single-story structures with attached garages and paved driveways populate the streets, with some two-story Colonial-revival-style homes mixed in. Most date to the 1970s or ’80s and feature brick or stone construction with gabled roof accents. Paved sidewalks, a convenient layout and tree cover combine to make the neighborhood pedestrian-friendly. Properties typically offer enough yard space for socializing; some are large enough to install a playset or in-ground swimming pool. Prices start around $200,000 for a two-bedroom starter home and cap off at about $375,000 for a remodeled four-bedroom house on a sizable lot.

Sheridan Valley students attend a progression of schools in the Union Schools District. First comes Jarman Elementary, followed by the Union Sixth/Seventh Grade and Eighth Grade Centers. Niche gives a B to all three of these schools. The Union Ninth Grade Center gets an A, and Union High School, which has a separate STEM building, gets an A-minus. “They have a great football team, great baseball team, really good academics,” says Moseley. “They have anything and everything at their disposal.”

Baseball with a view at Leake Park Pond
Leake Park abuts the northeastern corner of the neighborhood, featuring a playground, tennis courts, the JC Leake Park Pond and a baseball diamond with views of the water. Disc golf enthusiasts must travel a few blocks south to access Hunter Park, which offers walking trails and a covered picnic area to complement its challenging 18-hole course. Biscuit Acres, the onsite gated dog park, features doggie drinking fountains and a rinse area where pups can clean up before jumping back in the car.

Street tacos at El Tequila
The area is primarily residential, but there are a few shops and restaurants around South Memorial Drive. Fat Guy’s Burger Bar specializes in double-sized patties stuffed with molten cheese and butter, made from premium beef that’s ground on the premises. Street tacos and sizzling fajitas washed down with spicy mango margaritas hit the spot at El Tequila Mexican Kitchen. Herpetologists will want to visit the boas and chameleons at Adam’s Pet Shop on their way to pick up groceries at Reasor’s on South Sheridan Road. For intense retail therapy, the two-story Woodland Hills Mall is right around the corner, with plenty of chain stores and eateries along the way.
