Convenience at a lower cost
As Tulsa branches northward into the Oklahoma countryside, neighborhoods like Suburban Acres give homebuyers a firm footing. The network of residential streets comes together just north of the Walt Whitman neighborhood, about 3 miles from downtown Tulsa and within 2 miles of area schools. Prices here are lower than average for the area, and many houses could use some TLC. “There are a lot of family homes, a lot of kids, a lot of pride in ownership,” says Sandy Haesloop, Realtor with McGraw Realtors. “Homes are sold predominantly to investors and families who want to make the repairs themselves and move in.”

At Walt Whitman Elementary School, educators encourage students to take creative approaches to learning. The school also offers literacy training to students’ families. Monroe Demonstration Academy hosts students in grades 6 through 8. Next comes McLain High School for Science and Technology, where kids can participate in numerous afterschool activities, clubs and varsity sports. All three schools earn a C-minus from Niche. Also in the neighborhood is Solid Foundation Preparatory Academy, a private elementary school that focuses on an art-infused curriculum.

Ranch-style homes at budget-friendly prices
As downtown Tulsa gives way to the northern neighborhoods, ranch-style houses from the 1950s stretch out in neat lines along narrow streets. Lot sizes are typically small, with bands of lawn in front and rows of trees in the back. Attached single-car garages and paved driveways minimize the need for on-street parking, which is fortunate because it's difficult for two cars to pass each other on the slim roads. There also aren’t many sidewalks, so it’s easier to get around by car than on foot. Pocket-friendly prices are a great reason to consider the area. Buyers can expect to spend $90,000 for a small fixer-upper and about $135,000 for a remodeled three-bedroom ranch house.

Jumbo burgers and banana splits at The Freeze
Customers have lined up for burgers and soft-serve at The Freeze since the no-frills eatery opened its doors in 1966. Two cannabis dispensaries, Terp Town and Golden Circle, peddle their appetite-stimulating wares right down the road. There’s not much commercial activity in the area, but residents can shop for groceries at Oasis Fresh Market near the Shoppes on Peoria shopping center, which is a few miles away on North Peoria Avenue.

Streets in Suburban Acres are generally quiet. The busiest thoroughfares are East 46th Street North, which forms the northern border, and M.L.K. Jr. Boulevard to the east. However, commuters can easily hop on the Gilcrease Expressway for the 10-minute drive to Tulsa International Airport. It takes about the same amount of time to drive to the downtown districts five miles south. There are also a few bus stops along North Hartford Avenue for folks who rely on MetroLink Tulsa transit.
