This Tumwater suburb combines the city and country
Not to be confused with a nearby unincorporated town of the same name, Littlerock is a suburb near the heart of Tumwater. It has a city feel with close-together homes, gridded streets and shopping proximity. It’s also close to highly rated schools and the city’s Craft District, a market where breweries and other restaurants have popped up in the 2020s. Yet, like its rural counterpart, the neighborhood has the hallmarks of the Pacific Northwest — forests, wetlands and open fields. The Black Hills line the western horizon, though an abundance of trees blocks the view in many cases. Along the neighborhood’s eastern side, Interstate 5 connects to shopping and the bigger cities of Olympia and Seattle.

Traditional homes from the 1940s to now
Littlerock’s homes share a traditional look with colorful siding and high-pitched roofs. Most have sizeable front yards, and backyards are big enough for a patio and some shrubs. Ranch-style and two-story homes were built between the 1940s and 1990s, and they might need renovations. They have less space and are on the lower end of the market, selling from $380,000 to $490,000. Homes built after 2000 are usually on the higher end, selling from $500,000 to $800,000. These newer properties are mostly south of 70th Avenue, but they’re found throughout the neighborhood. Overall, properties are typically on the market for about 45 days, aligned with the national average. Since there are about 1,200 homes in the neighborhood, inventory is steady. Rentable apartments cluster on the neighborhood’s east side, around Littlerock Road.

Top marks for Tumwater School District
Black Lake Elementary is on the neighborhood’s west side, and it serves kindergarten through fifth grade. Niche gives it an A-minus and ranks it No. 7 for best public elementary schools in Thurston County, ahead of 32 others. The average class size is 23 students, higher than the state average of 17. On the neighborhood’s east side, Tumwater Middle gets a B-plus. It serves about 630 students, and roughly half of them participate in extracurricular activities. A.G. West Black Hills High scores a B-plus on the south side. Among traditional sports clubs like fastpitch softball and track, the school’s rifle team has placed first nationally. “The high school has winning athletic programs, and people are dedicated to the teams,” says Charity Slawter, an area real estate agent for 25-plus years and the Co-Owner of Live Well Home Group. “People really love that school district overall.”

Enjoying the water at Black Lake and Pioneer Park
Along the neighborhood’s west side, Black Lake gets its name from its dark water. Many species of fish are known to hide within it: bass, perch, crappie, bullhead and more. Rainbow trout are the primary target for fishers, though, as the Department of Fish & Wildlife stocks them in the spring and fall. “It’s really popular with people who live in the area,” says Slawter. “It’s not a city hangout like some other lakes are, but people like it.” While Thurston County doesn’t allow motorboats here, a launch is on the eastern bank for kayaks, canoes and other small boats. Kenneydell Park is also on this bank, and it has a trail that leads to a boardwalk. Swimming is permitted but can be dangerous during an algal bloom; Thurston County puts out advisories during these times. The park also has picnic areas and fields for softball and soccer. About a 5-mile drive west, Pioneer Park has additional sports fields, sand volleyball courts and playgrounds. The Deschutes River also flows along the park’s south side, and it’s accessible from many trails. It’s another spot for rainbow trout, and visitors can whitewater raft down its winding curves.

Close to Littlerock Road and Tumwater’s Craft District
Littlerock Road is on the neighborhood’s east side, and it puts grocers within a few miles of the house. Costco, Safeway and Fred Meyer are all here, mixed in with fast food and locally owned restaurants. The Brick on Trosper, for instance, is a sports bar with burgers and brews, and Teriyaki Delight offers big portions of Japanese classics. Just north of these businesses and continuing Tumwater’s brewing tradition, the Craft District is an indoor market with Finnriver Farm & Cidery, Heritage Distilling Company, Mount Olympus Brewing and other restaurants. This barnlike structure incorporates both indoor and outdoor seating, and its two boutiques specialize in home goods and landscape paintings. Built in the spring of 2024, the space also features a brewing school and an amphitheater with a 2,000-person capacity. Bands play here on the weekends, and more events are in the works.

Tumwater Artesian Brewfest and city events
Tumwater Artesian Brewfest is a celebration of the city’s brewing past and present, held in August at the Tumwater Valley Golf Club. This site used to be the landmark Olympia Brewery, and now roughly 40 breweries continue the tradition by pitching tents here. They offer more than 100 brews, and other vendors provide food, games and entertainment. The city of Tumwater also hosts signature events throughout the year, such as the Independence Day Parade and the Christmas Tree Lighting Festival. They’ve been going on for 20 years or more, and they’re usually around City Hall.

Suburban streets and Olympia connections
Littlerock is mostly suburban, so people can walk or bike around the neighborhood. However, thoroughfares get more traffic and have speed limits of 35 miles per hour or more. 66th and 70th avenues connect to a majority of subdivisions, and they lead east to Littlerock Road’s shopping and dining. Also on the neighborhood’s east side, Interstate 5 goes about 5 miles north to downtown Olympia. Another option is Route 12 with the Intercity Transit bus; it goes from downtown to Tumwater and runs every 30 minutes. Olympia Regional Airport is east of the neighborhood for public use, but commercial flights are mainly through Seattle-Tacoma International Airport. It’s roughly 55 miles north of the Littlerock neighborhood.
Residents of Littlerock can find convenient public transportation in the area.
