Mottman-Black Lake is a mixed-use community with some luxury homes
Mottman-Black Lake is a mixed-use neighborhood in the northwest corner of Tumwater. Most of its acreage is taken up by large commercial buildings, ranging from distribution centers for multinational corporations to wine wholesalers to manufacturing and automotive centers. The industrial north half of the neighborhood stands in stark contrast to the southern portion, which is largely covered in dense forest with a few scattered homes. “Parts of the neighborhood are very industrial, but other parts are home to some of the nicest homes in town,” says local Realtor and longtime South Sound resident Rebecca Champagne-Bingaman of Castle Realty. “The residential part of the neighborhood is very wooded, very private. There are a lot of custom-built luxury properties tucked away there.” While Mottman-Black Lake can feel remote, residents are within a 2-mile drive of West Olympia’s sprawling commercial district and even closer to Black Lake, a popular three-season recreation spot.
A few midcentury properties and a few spacious estates
The neighborhood’s housing stock is small but varied. A selection of recently built townhouses can be found along Johnson Boulevard Southwest, and there are a few scattered midcentury homes along Sapp Road. However, the neighborhood is best known for the custom-built luxury homes that line Bush Mountain Drive and Bush Mountain Court on the south end of the neighborhood. These homes, which rarely hit the market, are among the most expensive in Tumwater. They all sit on 3- to 6-acre lots and offer between 2,400 and 5,000 square feet of interior space. Many feature layouts and patios that take advantage of the excellent views offered by their perch on Bush Mountain. Townhouses and midcentury homes in the neighborhood typically go for between $500,000 and $700,000, while properties on Bush Mountain are valued at $900,000 to $1.5 million
Tumwater public schools
The neighborhood falls within the Tumwater School District. Tumwater Hill Elementary has a B grade on Niche, while Tumwater Middle School has an A-minus. A.G. West Black Hills High School, named for its view of the Black Hills range, has a B rating and offers college credit through its Running Start program. The program partners with South Puget Sound Community College, which is located just northeast of Mottman-Black Lake.
Black Lake Boulevard retailers
Mottman-Black Lake’s north side is home to a few locally-owned shops, most of which cater to professional or industrial clients. For everyday retail, residents head north to Black Lake Boulevard, which is home to the largest shopping district in Greater Olympia. There, locals have their pick of multiple supermarkets, including Trader Joe’s and Haggen. Or they can stop by Capital Mall, which has over 100 stores. Black Lake Boulevard is also home to a wide variety of restaurants, including highly rated spots like Aya Sushi and Samyra Coffee. Residents can grab a drink closer to home at Hoh River Brewery on Mottman Road.
Hiking and wildlife at Black Lake Meadows Reserve
Even though much of Mottman-Black Lake is covered in forest, public green space within the neighborhood is somewhat limited. Black Lake Meadows Reserve on the north side of the community is the only park of any size. The 45-acre park’s well-groomed walking loop runs along Black Lake Creek. However, the park is located north of Mottman-Black Lake’s industrial district, so most residents aren’t within walking distance. The neighborhood is just a couple of miles north of its namesake, Black Lake, a popular boating, fishing and swimming spot in warmer months. “Black Lake is popping all summer long,” says Champagne-Bingaman. Residents also have easy access to the 110,000-acre Capitol State Forest, which is located just west of Tumwater and boasts dozens of miles of mixed-use woodland trails.
Highway 101 connects the neighborhood to Greater Olympia
Mottman-Black Lake residents generally rely on cars to get around, as most homes aren’t within walking distance of a bus stop. It’s a 1- to 2-mile drive from most homes to U.S. Highway 101, which connects to Olympia and Interstate 5. It’s a 5-mile drive to downtown Olympia and the State Capitol Building and Campus, while Seattle-Tacoma International Airport is 55 miles away via the I-5.
