Lively neighborhood next to Tumwater City Hall

With office buildings and through traffic, New Market is Tumwater’s employment hub. It houses major institutions such as City Hall, the Office of the Attorney General and Tumwater High School. Centered on Israel Road, these buildings are busy during weekdays and even busier during the city’s events. The activity is a stark contrast to the neighborhood's north side, where most people live. The community has a lot of longtime residents, but it also welcomes new members. “What I’m noticing is that people care about one another and the way the city operates,” says Jason Wettstein, who has worked as the city's communication manager since July 2024. “I see that already in city council meetings. People are interested in promoting belonging among diverse groups"

Old Towne Plaza, Eagan’s Drive-In and nearby grocers

Old Towne Plaza is a business complex on the neighborhood’s south side, and it holds many of the area’s restaurants. Red Wagon Burgers has tower-like toppings and crispy fries, while Flaming Pig BBQ puts a unique spin on southern fare, with cheesy mac-wiches and barbecue po'boys. Eagan’s Drive-In is roughly a mile north of this district, but this family-owned restaurant is a Tumwater staple. “We’re an old mom-and-pop hamburger stand, and we’ve been around since 1948,” says Tim Eagan, a local and a third-generation owner. “Our food speaks for itself, and we treat people like family.” Eagan has his favorite dishes, but with lots of menu variety, he changes his order often. “I’ve been on a Big Tom kick lately. It’s a burger with double meat, double cheese, sauce, pickles, lettuce and tomato,” he says. “I do onion rings with it, but our fries and other sides are good, too.” The city’s major grocers are about a mile north of the neighborhood. Costco, Walmart, Safeway and Fred Meyer provide some options here, and the city’s Craft District is nearby with breweries and other restaurants. Department stores are roughly 5 miles up Interstate 5, east of Olympia.

No bus needed for nearby Tumwater Schools

Peter G. Schmidt Elementary is walkable on the neighborhood’s east side, and it gets a B-plus from Niche. The facility was rebuilt in 2016. George Bush Middle is just south of the neighborhood and is also graded B-plus. Tumwater High is another walkable campus on the neighborhood’s west side, and it also gets a B-plus. Niche ranks it the No. 1 best high school for athletes in the county, as its baseball team won back-to-back state championships in 2022 and 2023. New Market Skills Center is nearby, and it’s a technical school with yearlong courses. Students can earn three or more credits, plus a certificate in their field.

Ranch-styles and condos priced lower than the Tumwater average

Ranch-style homes were built in the 1950s, ‘60s and ‘70s, and they’re mostly on the neighborhood’s northern side. North of Dennis Street, these homes have siding exteriors and low-pitched roofs, and their yards are sizeable. They’re priced between $270,000 and $540,000 — more updated homes are toward the top of this range. South of this area on Israel Road, a group of condominiums was built in the 1980s. They’re priced between $225,000 and $305,000, depending on the size. Listings are rare in New Market because it only has about 160 homes.

Pioneer Park and other green spaces

Parks are a short drive away from the neighborhood, but the roads are scenic. “The city itself is an oasis in Washington state, which is already a beautiful place,” Wettstein says. “You drive around here, and you just see green.” Pioneer Park is a couple of miles north of New Market, with fields for baseball, softball and soccer. Visitors can also use its sand volleyball courts and playgrounds, and a trail network leads to the Deschutes River. The water flows on the park’s south side, and its curves make for high-speed whitewater rafting. Another opportunity for kayakers, Munn Lake is nearby with a boat launch. However, it's more of a pond, and swimming isn’t recommended during algal blooms. Capitol Little League Fields are just south of the neighborhood, and these eight diamonds fill with games in the fall.

Tumwater Farmers Market and events at City Hall

Peter G. Schmidt Elementary School hosts the Tumwater Farmers Market from June to September. Held every second and fourth Sunday, the school’s parking lot packs with vendors selling local goods and produce while live music sets the stage. The city also hosts signature events throughout the year, often centered around Tumwater City Hall and Pioneer Park. Dog Days is a June festival for furry friends that supports local organizations and animals. Dogs can compete in the Dog/Owner Look-A-Like Contest, Dog Costume Contest and other competitions. Held at Pioneer Park and other green spaces, Screen on the Green has summertime movies on the lawn.

Walkability, traffic on Israel Road and other thoroughfares

City employers and schools are often a half-mile or less from the house, so walking is an option. Most people drive around the wider city, though. Tumwater Boulevard is a four-lane road on the neighborhood’s south side, and it gets some through traffic. "We're trying to practice smart growth. We're working to make the roadways efficient and easy to navigate," Wettstein says. Tumwater Boulevard connects east to Capitol Boulevard, another thoroughfare, and west to Interstate 5. Through the middle of the neighborhood, Israel Road gets busy during rush hour with school drop-offs and work commutes. Israel has a bus line that goes about 4 miles north to Olympia. Seattle is about 50 miles farther north, and commercial flights are available at its international airport. For those with a private plane, Olympia Regional Airport is on the neighborhood’s south side. Noise is minimal here compared to major thoroughfares.
