Tumwater suburb with a friendly spirit, central location
Many people describe Tumwater as a friendly part of Washington State. Southeast Capitol Boulevard is no exception. “I recently sold a home in this area, and the neighbors I met were all very friendly, courteous and welcoming to the new owners,” says Matt Murray, a local and a Realtor with Van Dorm Realty. “It’s a vibe there, something you might not get if you live outside of the city.” This close-knit suburb is also centrally located; it’s north of Tumwater City Hall and major government offices, and it’s east of grocers on Littlerock Road. “The shopping is far enough away from the neighborhood that you’re not really getting the traffic,” Murray says. “But it’s close enough that you can just drive over.” In fact, most areas of the city are accessible via the namesake Capitol Boulevard, which runs through the middle of the neighborhood.

Ranch-styles from then and now; manufactured homes in Thunderbird Village
Ranch-styles were built anytime between the 1930s and 2020s, so properties often differ from neighbors. Some exteriors are brick, while others are siding; some interiors are around 1,000 square feet, while others are around 3,000 square feet. However, they have large yards in common, and most driveways are wide enough to fit two cars side by side. Mature trees provide shade in backyards, and some lots have a small pool or storage shed. Overall, these homes range from $310,000 to $665,000, and square footage is the main driver for price. Two stories are rare in this neighborhood, but they’re also in this range. On the area’s east side, manufactured homes are more of a budget-friendly option since they’re between $125,000 and $230,000. These properties are in Thunderbird Village, a gated community with roughly 100 homes. For ages 55 and up, this subdivision also has a clubhouse and patio, and lot leases include sewer, water and cable. The average property in Southeast Capitol Boulevard sells quicker than the national average, and inventory is usually steady.

La Patrona, Eagan’s and Tumwater grocers
Capitol Boulevard has everything from fast food chains to locally owned spots. One of the latter, La Patrona serves big portions of Mexican food, and their margaritas come highly rated by locals. Eagan’s Drive-In is nearby with American quick bites. Started by his grandfather in 1948, Tim Eagan runs the place now, and he recommends the Big Tom. This tower-like burger has double meat, double cheese and a bunch of other fixings. Just west on Littlerock Road, Tumwater’s big box grocers provide some options; Costco, Walmart, Fred Meyer and Safeway are all here. The closest boutique shops are in downtown Olympia, roughly 5 miles up Interstate 5.

Pioneer Park and The Valley Athletic Club
Pioneer Park is one of the city’s most popular green spaces, and it’s just east of the neighborhood. “It’s a central gathering place for birthdays, retirements and other parties, and there are sporting events every weekend. It’s a nice park for kids,” says Jason Wettstein, who lives in the area and started as Tumwater’s Communications Manager in July 2024. The Deschutes River flows along the park’s south side, and a trail network butts up against the water. Tumwater Valley Golf Club has a 20-hole course right next door, and its ample driving range covers 10 acres. After a few swings, visitors can head over to The Valley Athletic Club for racquetball, pickleball, aquatics and other sports. Its Gold membership includes youth programs and group fitness classes, too.

Driving on Capitol Boulevard
This neighborhood has few sidewalks, but bikes can get around its wide streets. Most people drive here, though, and Capitol Boulevard is the area’s main thoroughfare. This four-lane road can get some traffic during rush hour, as commuters travel south to City Hall and Tumwater schools. With six lanes, Interstate 5 has mostly free-flowing traffic, and it’s along the neighborhood’s west side. It goes about 5 miles north to Olympia and about 55 miles farther to Seattle. Seattle-Tacoma International Airport is here for commercial flights, while Olympia Regional Airport is just south of the neighborhood for private ones. Intercity Transit buses operate along Capitol Boulevard and go north to Olympia.

Taking the bus to Tumwater Schools, just south
Most students attend Peter G. Schmidt Elementary, just south of the neighborhood and rated a B-plus by Niche. Its facility was rebuilt in 2016 with energy-efficient lighting and increased security measures. George Bush Middle is about 3 miles south of this campus, and it gets the same grade. Roughly 60% of its students participate in extracurricular activities, and after the pandemic, its science classes have incorporated more lab work. Tumwater High is closer to the neighborhood, and it scores another B-plus. Niche also considers it the No. 1 best high school for athletes in Thurston County, and its baseball team won state championships in 2022 and 2023.
Peter G. Schmidt Elementary School has an enrollment of 649 students.
George Washington Bush Middle School serves grades 6-8.
Tumwater High School serves students 9-12th grade in the area.

Lots to do with Tumwater events
Tumwater hosts many events throughout the year, and living near Southeast Capitol Boulevard, residents are close to the action. Pioneer Park has Dog Days in June, when dogs and their owners compete in games, competitions and other fun activities. Centered around the Tumwater Valley Golf Club, Tumwater Artesian Brewfest reinvigorates the city’s brewing history and brings about 40 breweries together on the driving range. These vendors have over 100 kinds of beer, and games and music accompany the party. From June to September, Peter G. Schmidt Elementary hosts the Tumwater Farmers Market. Vendors crowd the parking lot every second and fourth Sunday, selling produce and locally made goods.
