Tumwater neighborhood close to forests and a Costco
Often just called Trosper Road, Trosper is a relatively quiet suburban community. That’s not a bad thing for many residents, who come here for the family-oriented lifestyle. This area has housing prices lower than the state average, and homeowners are within a few miles of schools. Forests and lakes separate pockets of homes, and green is a common sight when driving its two-lane streets. And while Trosper feels away from the noise, it’s right next door to a shopping center and Interstate 5. Tumwater’s Craft District and Olympia’s downtown are just up the freeway.

Subdivisions for ages 55 and up, manufactured and traditional homes
Manufactured housing communities make up a majority of the neighborhood. These subdivisions — Eagle’s Landing, Western Plaza and Tumwater Mobile Estates — are for people aged 55 and up, and they’re mostly double-wides, close together on small lots. Homes in Western Plaza and Tumwater Mobile Estates were built in the 1970s and might need some updates; homes in Eagle’s Landing were built in the 2000s and have more modern interiors. This newer community also has a clubhouse with an exercise room, sauna, billiards hall and other amenities. Overall, Trosper’s manufactured homes sell from $35,000 to $240,000.
The rest of the neighborhood is traditional homes with colorful siding, decorated in anything from blue to brown. These ranch styles and two stories have sizeable front and backyards, but they’re grouped tightly on gridded streets without much space in between. They’re about $365,000 to $700,000. Ranch styles usually have less square footage than their two-story counterparts, but they can sell at a similar price point. It mainly depends on the property’s build dates and renovations since they were all built between the 1930s and 2020s. Most of these homes are on flat ground near Trosper Road, but northern ones in Trosper Ridge are on a hillside. This subdivision also has a homeowners association and is just north of an industrial complex, but noise is minimal. Easternmost homes surround Barnes Lake, so they’re usually on the higher end of the market. As a whole, the neighborhood’s CAP Index Crime Score is 8 out of 10, compared to the national average of 4, with particularly high rates of theft.

Close to highly rated Tumwater Schools
Most students attend Black Lake Elementary, a few miles south of the neighborhood. Niche gives it an A-minus, and The Olympian newspaper named it the Best of South Sound for education, both in 2023 and 2024. Students east of Sapp Road likely attend Michael T. Simmons Elementary, a few miles away, and it gets the same grade. Both schools rank in the top 10 for Niche’s best public elementary schools in the county, ahead of about 30 others. These schools serve kindergarten through fifth grade, and Tumwater Middle serves grades six through eight. Just south of the neighborhood, Tumwater Middle scores an A-minus, and roughly half of its students participate in extracurricular activities. A.G. West Black Hills High is nearby with a B, and its rifle team has placed first nationally.

Neighborhood fishing spots: Trosper, Barnes and Black lakes
Trosper shares its name with Trosper Lake on the neighborhood’s south side. The lake — more of a pond — doesn’t have an attached park or many amenities, but its pier is walkable from southern homes. To the east, Barnes Lake is a similar size, and some residents can fish from their backyard. Black Lake is roughly 2 miles west of these areas, though, and this bigger space has a boat launch and Kenneydell Park. This park's trail leads to the water, and fishers can try for rainbow trout and other species. Kennydell Park also has two playgrounds, several sports fields and a swimming area. Trosper Ridge Community Park is nearby with a playground and is close to northern homes and industrial businesses. But even these businesses feel separated from city life. “I’d never seen a weasel in the wild before, but I’ve seen one here,” says Manager Randy Bryson of Armas Autoworks, a local repair shop that specializes in vehicle modification. “Mike’s Welding is right next door to us, and they have a huge lot with lots of wildlife. We see deer occasionally, and there’s a neighborhood cat that goes around.” The Valley Athletic Club is just east of Trosper and offers single, couple and family memberships. With their monthly fee, members have access to group fitness classes, pickleball, tennis, aquatics and other benefits. It’s right next to Tumwater Valley Golf Club, which has a 20-hole course and a driving range. Nearby Pioneer Park, where several city events are held, offers additional sports fields, playgrounds and access to the Deschutes River.

Short drives to grocers and Tumwater’s Craft District
Tumwater’s major grocers — Safeway, Fred Meyer, Costco and Walmart — are within a mile of Trosper’s homes. On the neighborhood’s east side, this Littlerock Road complex also has apartments, fast food and locally owned restaurants. Bryson recommends Teriyaki Delight for Japanese takeout, and The Brick on Trosper is a highly rated sports bar. The Craft District is about 2 miles north; it’s a popular indoor market with breweries and other restaurants. The space also incorporates outdoor tables and a 2,000-person amphitheater. Construction finished in spring 2024, so events are in the works.

City events and Tumwater Artesian Brewfest
The city of Tumwater coordinates 10 signature events throughout the year. The Easter Egg Dash, Schilter Farm Family Pumpkin Painting and Dog Days are just some examples. The latter festival happens in June, when furry friends can compete in competitions and earn prizes in Pioneer Park. This park and City Hall host many of these events, but they’re found throughout the city. One exception is Tumwater Artesian Brewfest in August, held at the Tumwater Valley Golf Club. This get-together carries over the city’s brewing history to the modern day. Over 40 breweries, cideries and distilleries set up tents on the driving range — closed for the event, of course. They offer 100-plus brews for attendees, and food, games and entertainment accompany the crowds.

Quick access to Trosper Road and Interstate 5
Subdivisions are pretty small, only a few blocks from north to south. They’re walkable and bikeable, but most people have to drive to work. Trosper Road goes through the middle of the neighborhood, and it leads east to Interstate 5. This freeway goes roughly 3 miles north to Olympia. Alternatively, Intercity Transit operates along Route 12 from Tumwater to Olympia, and it runs every half hour. Seattle and its international airport are about 55 miles north of the neighborhood.
