Small residential neighborhood in the growing areas of West Tyler
Butler College is a small residential neighborhood in West Tyler, once home to a coeducational black college of the same name. Although the school shut down in 1972, the community retained the name. Today, quaint Craftsman-style homes sit next to newly constructed ranch-style builds. The growth is symbolic of West Tyler as a whole, which is poised to be the next part of the city to experience significant growth. “South Tyler has seen a big retail and office push; I think West Tyler is next,” says John Landes, managing partner with Fourth Point Real Estate and a longtime Tyler resident. “That part of the city is about to see some major retail development.” The community is served by the highly-rated Tyler Independent School District, and kids can walk to the nearby Peete Elementary School. A neighboring park is getting a refresh and major attractions like the Tyler Rose Garden are nearby. Local eateries and shopping centers are a short drive away, and even more commercial development is on the horizon.

Older Craftsman-style homes and updated ranch-style dwellings
While many houses date back to the 1940s—mainly small Craftsman-style cottages—there are also renovated midcentury ranch-style homes and new construction popping up. The age of the homes does come with challenges, and many of the older properties do not have central air. However, this has presented an opportunity to numerous investors looking to flip some fixer-uppers. Prices range between $125,000 and $250,000, with new construction at the upper end of the range. The Tyler Independent School District serves the neighborhood, and younger students begin their education at Peete Elementary, which earns a C-plus rating on Niche. Peete Elementary implements Ron Clark’s PBIS House system, where students are divided into eight different “houses,” featuring unique properties such as color, symbols and history. Students continue on to Three Lakes Middle School, which receives a B-plus rating and Tyler Legacy High School, which gets an A-minus. Tyler Legacy has a student body of 2,594, making it the largest high school in East Texas. Friday Night Lights shine bright on the neighborhood as the Tyler Legacy Red Raiders football team plays at CHRISTUS Trinity Mother Frances Rose Stadium, just north of the neighborhood. Nearby, The CHRISTUS Trinity Mother Frances Mike Carter Field is a historic baseball venue that is currently the home of The Tyler Junior College Apache Baseball Team. All Saints Episcopal School is an A-plus-rated private education option 2 miles away.

Renovations at W.E. Winters Park
Adjacent to the neighborhood is W.E. Winters Park, across Peach Avenue. The city-maintained green space is undergoing renovations and is set to reopen in 2025. It will feature improved facilities, including a playground, picnic pavilion and basketball courts. The Tyler Rose Garden is just north and provides visitors with information about how Tyler came to be the “Rose Capital of The World.” The garden’s 14 acres contain thousands of rose bushes with 300 varieties of roses, water fountains and towering oak trees. Admission is free and open to the public from dusk to dawn, seven days a week. When former President Ronald Reagan visited the garden in 1980, he was so inspired that he made the rose the national flower of the United States six years later. “Tyler helped name the national flower,” says Sheridan Smith, vice president of marketing and communications at Visit Tyler. “Tyler rose growers also helped plant the roses at the Capital.” Nearby, the Tyler Civic Center has produced award-winning stage productions since 1949, including popular musicals like “Grease” and “The Wizard of Oz.” Nature lovers can travel 13 miles to Tyler State Park, where miles of hiking trails crisscross thick forests and flowing streams. The park’s spring-fed lake is popular for fishing and swimming.

Ruby’s Mexican Restaurant is close by
Butler College is entirely residential, but homeowners are still close to popular eateries like Ruby’s Mexican Restaurant, located 1.5 miles away. Fun at the East Texas State Fair
The neighborhood is less than 3 miles from one of Tyler’s most popular attractions. The East Texas State Fair attracts thousands of visitors every September with its array of entertainment and activities. The event occurs across nine nights, featuring everything from live music to livestock shows. Thrill-seekers can catch The Full Throttle: Freestyle Motorcycle Show while children rush to grab a seat on high-flying carnival rides. The fair brings an estimated $10 million to Smith County, and much of the proceeds go to charitable organizations. Over 1,400 scholarships totaling $1.2 million have been awarded to students in the area since 1992.

Butler College lacks sidewalks, but residents are within walking distance of nearby parks and sporting venues. Downtown Tyler is 2 miles away and it’s 7 miles to Tyler Pounds Regional Airport, which has daily flights to Dallas Fort Worth International Airport via American Airlines. UT Health Tyler and Christus Health's medical campuses are 2.5 miles away. Dallas is 100 miles away, or roughly a two-hour drive. Tyler Transit has multiple bus stops along Bellwood Road which runs through the northern section of the neighborhood.
