The Charnwood District’s historic homes and brick-lined streets tell the story of one of Tyler’s most storied neighborhoods. Development dates back to the 1860s and features a variety of historic architectural styles on display. The neighborhood was listed on the National Register of Historic Places in 1999, and one stroll down its storied avenues, it's easy to see why. “Brick streets anchor much of the neighborhood, and old-growth trees dot the landscape,” says Amanda Herterich, Executive Director of Historic Tyler, Inc. “Iron fencing and low stone walls give a sense of permanence and character to an area featuring both modest and grand scale residences.”

Historically significant homes with a range of architectural styles
From the 1860s to the 1940s, the majority of the Charnwood District’s residences were constructed, and the neighborhood experienced an influx of wealth and population thanks to the discovery of oil in East Texas. These historic homes have stood the test of time and are a significant draw for prospective homebuyers. “Buyers who seek out historic properties often do so because they crave the beauty and authenticity imbued in the craftmanship of historic homes,” Herterich says. Tudor-Revivals and craftsman-style homes sit under the shade of towering oak and pine trees, while Queen Ann and Colonial Revivals can also be found scattered throughout. Modest ranch-style dwellings begin pricing on the lower end and sell for $120,000 to $200,000. The more historic homes list between $300,000 and $500,000 and stay on the market for an average of 29 days, significantly lower than the national average.

Stanley’s Famous Pit Barbecue is award-winning
The Charnwood District is entirely residential, but homebuyers still enjoy proximity to some of Tyler’s popular shopping and dining spots. “The district has close proximity to downtown Tyler, which features numerous offices and thriving restaurants and businesses,” Herterich says. For some classic Texas barbecue, residents frequent Stanley’s Famous Pit Barbecue for the restaurant's award-winning pork ribs and beef brisket. The no-frills institution has been family-owned and operated since 1958 and introduced an expanded indoor patio in 2020 to accommodate regional and national touring acts. Restaurants like Rick’s on the Square and Don Juan’s anchor the dining scene in Tyler’s City Square, while Lucio’s Western Wear and Velvet provide various retail experiences nearby. UT Health Tyler is a large medical facility just a mile from the neighborhood. Brookshires provides fresh weekly groceries, and the Cathedral of the Immaculate Conception is just one of many houses of worship serving the area.

Sprayground and a spring movie series at Bergfeld Park
Bergfeld Park is less than a mile away and serves as the hub for outdoor recreation. The city-maintained green space features tennis courts, a playground and a sprayground to cool off during the hot summer months. The park’s amphitheater hosts year-round events, including a movie in the park series, which lights up the silver screen during the spring. Other events include 5k races and symphony concerts. Downtown Tyler has numerous museums for residents to explore, like the Discovery Science Place and Cotton Belt Depot Museum. The Children’s Park of Tyler is located within the neighborhood and was designed to provide a tranquil place for families to reflect on and honor children they have lost. The park was completed in 2015 and celebrates the “art of natural play” with life-size granite bears, waterfalls and a butterfly garden.

The Rose Capital of America
Tyler is known as the “Rose Capital of America,” and the Azalea & Spring Flower Trail is a big reason. The annual festival takes place every spring and is a city-wide celebration that runs through 10 miles of residential gardens and historic homes covered with Azaleas, tulips and many other flowers. Part of the trail passes through the Charnwood District, and carriage rides are a popular way to experience the full bloom.

Tyler Independent Schools receives high marks
The Tyler Independent School District serves the neighborhood and features an impressive student-teacher ratio of 17 to 1, according to Niche. Bell Elementary School received an A-minus rating and is a Leadership School, incorporating the teachings of “Seven Habits of Happy Kids” by Dr. Steven Covey. Hubbard Middle School received a brand-new three-story campus in 2024, complete with state-of-the-art science labs, libraries and a theatre. Tyler Legacy High School is classified as a UIL 6A School and is the largest high school in East Texas, with a student body of nearly 2,600 students. Tyler Legacy and Hubbard Middle School both received an A-minus rating. Good Shepherd School is a highly rated private education option for parents to consider. Graduates pursuing higher education while staying close to home can attend Tyler Junior College, which is less than 2 miles away.
