Connally Heights is a small residential community that offers an enticing combination of convenience and affordability in Tyler. Located east of Route 323 (or “Loop 323” as locals call it), residents are close to everything in the city and their homes tend to be less expensive than those in nearby neighborhoods like Azalea District and Brick Streets District. “It’s a great area to invest or buy a home in because of its location,” says Annie Dwyer, a real estate broker with Brooklyn Rose Realty Group and a Tyler resident.

A mix of fixer-uppers and totally renovated homes
The homes in Connally Heights are a mix of ranch-style and Minimal Traditional builds from the 1940s and 1950s, with two or three bedrooms. Many are in need of complete renovations and are priced between $90,000 and $130,000. Renovated homes range from $170,000 to $230,000. "Many of the buyers right now are investors renovating and then selling to first-time home buyers or buyers looking for something affordable," Dwyer says. Lot sizes are a mix, too; some homes have petite front and backyards, while others have large yards dotted with tall trees and shrubs.

The Tyler Independent School District serves area kids
The public schools that serve the neighborhood are a part of the Tyler Independent School District. Kids can start their education at Peete Elementary School, which scores a C-plus on Niche, then head to the B-plus-rated Three Lakes Middle School. Students can complete their education at the A-minus-rated Tyler Legacy High School. Tyler Legacy plays football at the CHRISTUS Trinity Mother Frances Rose Stadium, which has about 10,000 seats and is less than 2 miles from the neighborhood. Those looking for private education for their kids can choose from one of several faith-based schools in the area. Tyler Junior College and the University of Texas at Tyler are about 2 miles and 5 miles away, respectively, and offer higher education options for kids wanting to stay close to home after graduating high school.

Bergfeld Park is a popular spot for outdoor recreation
The closest park to the neighborhood, WE Winters Park (formally known as Peach Avenue Park), is undergoing major renovations until the end of 2024. The updates planned for the sprawling green space include improvements to the pavilion, parking lot, playground, restrooms and multipurpose courts. In the meantime, residents head to Bergfeld Park on South College Avenue to practice their serve on the tennis courts and let the kids burn off some energy on the playground. There’s also a “sprayground” that’s popular with kids, and an amphitheater that regularly offers free concerts and events like Labor Day’s Symphony in the Park featuring the East Texas Symphony Orchestra.

True Vine Brewing Company is another nearby favorite for its craft beer and bustling outdoor patio featuring live music. The Texas Rose Festival is an annual tradition
