Renovated ranch-style and Minimal Traditional houses throughout the community

A mix of midcentury-era ranch-style and Minimal Traditional houses line the quiet streets in a mix of conditions. “You have some homes in major need of help and some that are ready to go,” Dwyer says. However, fully renovated houses outnumber fixer-uppers, with exteriors featuring fresh paint and interiors featuring new appliances. Prices range from the low $200,000s to the high $200,000s. Lot sizes are spacious, with landscaped front yards and tree-filled backyards. The only large roadway in the community is South Donnybrook Avenue, which separates homes from Rose Hill Cemetery. Otherwise, the streets are quiet, and many are lined with sidewalks, where residents walk their dogs and take morning jogs.

Middle schoolers attend classes in Hubbard's new building

The Tyler Independent School District serves the community. Kids in sixth through eighth grades may attend Hubbard Middle School, which has an A-minus on Niche and a new building that opened in May 2024, featuring state-of-the-art science labs and up-to-date security. Younger students can attend the A-minus-rated Andy Woods Elementary, and older students may attend Tyler Legacy High, which also has an A-minus. Families interested in private education can pick from many faith-based schools in the area. The University of Texas at Tyler is about 3 miles away, and Tyler Junior College is about a mile and a half away, offering convenient options for kids who want to stay close to home after graduation.

Fresh air and exercise at Bergfeld Park

One of the closest parks to the neighborhood is Bergfeld Park on South College Avenue. This popular green space has a playground and a splash pad open between the spring and late fall. There are also tennis courts and an amphitheater, where locals gather to listen to live music and attend events, like the East Texas Symphony Orchestra at Symphony in the Park, a free concert held every Labor Day. PT Cole Park is also nearby and offers basketball courts, a playground and another splash pad.

Easy access to shopping, dining in Downtown Tyler

Residents pick up groceries at Brookshire’s or Sprouts, located outside the community down Route 69. Near the intersection of Route 69 and Route 323 is Broadway Square Mall, which offers chain stores like Talbots, American Eagle and Dillard’s. Farther south down Route 69 are Best Buy, Lowe’s and PetSmart, plus chain restaurants like Panera Bread, Chuy’s and Chick-fil-A. Close to several major roadways, regional airport

Routes 69, 110 and 323 are close by, getting residents anywhere in the city they need to go. Dallas is 100 miles away, so residents either make the long drive or take a flight out of Tyler Pounds Regional Airport, about 9 miles from the neighborhood. The small airport offers daily flights to Dallas-Fort Worth International Airport.
