New Traditional homes with three bedrooms are common
The southern half of the neighborhood contains the Foundry Apartments, home to many students. "It might get a little loud for the homes that back up to those apartments, but even then, it's pretty quiet," says P.J. Hartley, a Realtor with RE/MAX Properties, the Crutcher and Hartley Team, who sells throughout Tyler. The rest of the neighborhood is traditionally suburban, with spacious streets often ending in cul-de-sacs, roomy manicured lawns and an assortment of New Traditional style homes. The homes primarily offer three bedrooms and two bathrooms and were built in the late 1980s through the 1990s. Most are brick, with low-pitched roofs, big front windows and two-car garages. Prices range from the high $200,000s to the high $300,000s. Front yards are grassy and neatly landscaped. Mature trees dot the roadways and cluster in ample backyards.Chapel Hill Independent School District serves area kids
The neighborhood is served by the Chapel Hill Independent School District, which has an overall B-minus rating on Niche. Children start school at Jackson Elementary School, which serves kindergarten through third grade and has a C-plus on Niche. From there, they head to the C-rated Kissam Intermediate School for fourth through sixth grade and the C-plus-rated Chapel Hill Junior High for seventh and eighth grade. For high school, they attend Chapel Hill High, which has a B-minus and serves about 1,000 students. It offers 14 programs of study, including engineering, law enforcement, and graphic design and multimedia arts. Multiple private, faith-based schools serve the neighborhood, too, as well as Cumberland Academy, a tuition-free B-rated charter school serving kindergarten through 12th grades. Kids who grow up in the neighborhood can stay close to home after graduation by attending the University of Texas at Tyler, which offers over 90 undergraduate and graduate programs and serves about 10,000 students.Nearby Golden Road Park is a go-to for outdoor fun
While there are no parks in the neighborhood, Golden Road Park is less than 2 miles away. The Rose Capital East Little League teams play at this popular park, and the multiple baseball fields buzz with excitement on game nights. Residents head up Loop 323, one of the city’s main highways, to East Fifth Street for groceries at Brookshire’s, essentials at CVS and services like barber shops and dry cleaners. Many restaurants are also at this intersection, including Poch’s Rice Café, a casual, locally owned spot serving Chinese favorites and sushi. Loop 323 runs throughout the city and leads to more large shopping centers, services and houses of worship. In downtown Tyler, residents grab burgers and seafood at Rick’s on the Square, a community staple since 1992, or grab coffee at the Foundry Coffee House. Target and Walmart can be found a few miles from downtown on Broadway Avenue.The Cowan Center is just steps from the neighborhood
The UT Tyler Cowan Center, located on the campus’s northside, is open to the public and a convenient place to watch off-Broadway plays, see live music and attend lectures. “It’s a big plus to the entire community,” Hartley says. Residents also attend UT Tyler games. Residents also attend the city’s annual events, including the Azalea and Spring Flower Trail, where attendees tour the newly bloomed flowers adorning historic Tyler homes, and the Texas Rose Festival, a staple in the community since 1933 that includes the crowning of the Rose Queen and her court, a ceremonial tea and a parade with a series of impressive floats.Loop 323 keeps residents moving
Residents can easily pick up Loop 323 outside the neighborhood, which circles the city and is the primary way locals get around. Downtown Tyler is about 5 miles away, and major hospitals UT Health Tyler and CHRISTUS Health are both about 3 miles away. For longer trips, the Tyler Pounds Regional Airport is about 13 miles away and offers daily flights to Dallas-Fort Worth International Airport.
