A residential landscape situated in northern Massachusetts
The Tyngsborough region of northern Massachusetts sits on the state line of New Hampshire, around 40 miles north of Boston. The Merrimack River and Route 3 cut through the largely residential landscape. The nearly parallel arteries flow water and traffic, respectively, north into the Granite State or south further into Massachusetts. “Tyngsborough borders the town I live in,” says Anthony Piacenza, an associate broker with Re/Max. “It’s an older area, and used to be a bunch of farms. I’ve seen the change happen from when the town was a place people cut through to get someplace else. Now, we have all the restaurants and million-dollar homes we’re selling in town. It’s crazy.” Locals are close to multiple wildlife and conservation areas on the west side and to New Hampshire’s Pleasant Lane Mall, which supplies tax-free shopping across the state line just minutes from some parts of Tyngsborough.

Architectural variety in Tyngsborough
Single-family homes in Tyngsborough are situated throughout the neighborhood, typically taking the form of colonial-style, ranch-style or Cape Cod architecture. “Housing is a very mixed bag,” Piacenza says. “There are new constructions, tons of condos. I’ve sold a few in Tyngsborough the last couple years. It’s big and it’s very spread-out.” Single-family homes often cost between $600,000 and $800,000, but many are also priced higher than $1 million. Townhouses can be priced between $400,000 and $700,000, while condos typically cost between $300,000 and $350,000. Crime in the Tyngsborough area receives a CAP Index Crime Score of 2 out of 10, below the national average of 4. The area can also experience heavy snowfall in the winter months, sometimes averaging a foot of snow in January. Established conservation areas on the edge of Tyngsborough
The Farnsworth Wildlife Refuge sits along the northwestern boundary of Tyngsborough, close to the Dunstable Brook and Elbow Meadow Wildlife Management Areas. All three span over 100 acres and are commonly used for hiking and wildlife viewing. Dunstable Brook and Elbow Meadow also accommodate hunting and trapping. On the east side, Mascuppic Lake offers a boat ramp and is popular for swimmers and boaters during the summer. The lake is also used for fishing tournaments. The Merrimack River is a destination for boating, swimming and more.
The private Vesper Country Club partially sits on Tyngs Island in the Merrimack, with its 18-hole course spanning the island and some parts of the mainland across the river. A small bridge allows golfers to continue play from hole to hole. “It’s one of the oldest country clubs still functioning,” Piacenza says. “I used to work there. It’s private and you have to buy in, and they even do weddings, but you have to be sponsored by a member to get in.” Off the east side, the Lowell-Dracut State Forest sprawls across over 1,000 acres and features over 6 miles of pathways through nature for hiking, biking and skiing.

Tax-free shopping at the Pheasant Lane Mall
A few restaurants are scattered around Tyngsborough. Sullivan Farms Homemade Ice Cream has served frozen treats near the Merrimack River for over 25 years, while Flint’s Corner Pizza & Seafood is family-owned and also offers salads and subs in southwestern Tyngsborough. Along the west side of the area, The Boat offers burgers and cocktails paired with lake-view dining on Mascuppic Lake. The Sandbar Beach Club and Grill is a private establishment on Long Pond close by, doubling dining with water activities. Moviegoers can catch new releases at AMC Tyngsboro 12, close to the state line and part of the 440 shopping complex. Nearby, Smokey Bones Tyngsboro serves up classic American dishes and Bahama Breeze has a Caribbean menu.
Shoppers often head to the Pheasant Lane Mall, just north across the state line in New Hampshire, to shop without additional sales tax. The mall ranges from just minutes away from homes in northern Tyngsborough to just over 10 miles from the area’s southernmost regions. “If you want to go to a mall and not pay tax, you’re going to go to Pheasant Lane Mall,” Piacenza says. “Most of the people from Massachusetts go there. There are nice restaurants and they just put in a Nash Casino at the mall, so that would be a big draw.” The mall offers stores like a Costco, Trader Joe’s and Market Basket for grocery shopping.

Sports championships at Tyngsborough High
Tyngsborough Elementary School sits in the southwestern parts of the region, earning a B-minus with Niche. Students can then move on to Tyngsborough Middle School, which is located in northern Tyngsborough and also receives a B-minus from Niche. Tyngsborough High School sits on Norris Road, close to the middle school, and scores a B with Niche. Tyngsborough High has experienced success in athletics, including state titles for the cross country and wrestling teams.

Commuting to Boston on the Northwest Expressway
Route 3 is also designated as the Northwest Expressway and is accessible about a mile west of central Tyngsborough, running north-south through the neighborhood. Massachusetts Route 113 spans the neighborhood in an east-west direction, running for about 50 miles across northern Massachusetts. Boston sits about 40 miles south, primarily by using the Northwest Expressway and Interstate 93. Another pathway to Boston uses Interstate 95, in addition, but both routes use the Expressway for about 20 miles. Lowell General Hospital sits about 6 miles east of central Tyngsborough.
Seasonal festivals on the Tyngsborough calendar
Each year, the region rings in the holiday season with the Tyngsborough Festival of Trees in late November and early December, where raffles for decorated Christmas trees are paired with a celebration featuring live music, games and local artists selling their work. The Tyngsboro Block Party by the Bridge takes place in the late summer and showcases local vendors, food trucks, live music and more. The event is capped off with a fireworks display over the Merrimack River near the Tyngsborough Bridge.

Right along the New Hampshire and Massachusetts border, the Middlesex County town of Tyngsborough continues to gain popularity for its rural feel and under 40-mile proximity to Boston. The area conjures images of its notorious bright-green bridge that arches over the Merrimack River, which is a major draw here, along with relative housing affordability. “It has a lot of nice neighborhoods,” says local Realtor Andrea Dillon of LAER Realty Partners. “It’s close to Route 3 and less than an hour from Boston, so many people who live in Tyngsborough travel to Boston for work,” Dillon says. Restaurants, shopping options and both private and public education can all be found within a few miles of most residences. Thus, Tyngsborough presents a sense of seclusion in a New England countryside without sacrificing convenience.
Outdoor amenities provide recreation for residents of all ages and interests. “There’s something different you can do every week over summers in Tyngsborough,” Dillon says. The Merrimack River, a conspicuous natural landmark that cuts through town, allows for swimming, fishing and boating in certain areas. For a more relaxed day near the water, the Riverfront Park features a playground, a boat launch, dog-friendly trails and rocks for lounging or fishing along the shoreline. Mascuppic Lake stretches 217 acres, where residents can swim near the sandy Tyngsborough Town Beach or pitch a tent at Berry’s Grove Campground. Hikers can head to the Sherburne Nature Center for its 80-acre expanse of trails and paths that lead through a deciduous forest and meadows. Vesper Country Club also sits nearby for golf enthusiasts, while the Butterfly Place botanical garden holds daily exhibit tours, summer camps and weddings.
Tyngsborough offers a few local dining options, such as Cazadores Restaurante Mexicano for authentic plates and margaritas. Sullivan Farms has a homemade ice cream counter that serves up dozens of flavors, from Bob’s Chocolate Fudge Brownie to Mocha Chip. For a classic American dining experience, Comets Diner provides comfort food in a retro atmosphere, with cushioned booths and matching swivel bar stools. Businesses, restaurants, breweries and bars become more plentiful farther north on Middlesex Road. New Hampshire imposes no sales tax, so shopping across the border in Nashua is common, with nearby spots including mini malls with major retailers, Market Basket, Target and Costco.
The community-centered town hosts plenty of events throughout the year. The annual Tyngsborough Block Party-By-The Bridge brings in hundreds of visitors, where children can visit the petting zoo or ride the mechanical bull, while adults can peruse local art stands or grab a drink from the dozens of vendors. During the winter, Tyngsborough throws the Festival of Trees, where participants can admire decorated firs, drink hot cocoa and listen to live music in three holiday-themed historic buildings. Other winter events include light shows, cookie decorating and raffles.
Students can begin their education at Tyngsborough Elementary, which scores a B grade on Niche. The school’s annual Science & Art Expo showcases a myriad of student projects, including around 1,000 art pieces. Tyngsborough Middle, which earns a B grade, and Tyngsborough High, with a B-plus, sit adjacent to each other for an easy carpool experience. The high school boasts a 95% graduation rate and high enrollment numbers for Advanced Placement (AP) math and science courses. The town features the A-plus-rated Academy of Notre Dame, a private Catholic school for prekindergarten through 12th grade. The school ranks in the top 5% for most diverse private high schools in the country and No. 6 in the state by Niche. The academy also offers a before- and after-school program for parents who need early drop-offs and late pick-ups.
Many of Tyngsborough’s homes were built in the 20th century, a mix of mostly colonial and Cape Cod styles. As the area becomes more popular, new houses and condos have begun to dot the map. Single-family homes often sit on lots of well over an acre, granting each property a bit of privacy under dense, mature trees. Other pockets of Tyngsborough are more densely populated and connected by sidewalks, making it easier to stroll to a neighbor’s house or go for a morning jog. Single-family homes generally sell between $700,000 and about $1 million, though outliers can fall on either end of the range. Two-bedroom condos and townhouses start lower at about $250,000 and can reach $500,000.
Route 3 cuts right through Tyngsborough and flows toward Downtown Boston, about 38 miles away. Interstate 495 also runs just about 10 miles away for father commutes up and down the state. The Lowell Regional Transit Authority provides public transportation routes throughout the area, along with the Boston Express Bus, which heads to the city or to the Boston Logan International Airport, about 40 miles southeast. Next door, Lowell offers the closest commuter rail (T) station into Boston and the region’s major health care hub, Lowell General Hospital.
