Deep roots and commuter convenience in Upper Chichester Township

Upper Chichester Township is a suburb conveniently located near Philadelphia and Wilmington, Delaware. "It has a hometown feel with all the amenities of big city living right around the corner," says Shannon Barisa, a realtor at Concord Realty Group with seven years of experience. Seventeenth-century settlers set up their family farmsteads here, and the area remained rural well into the 20th century. Today, significant local employers are oil, gas and manufacturing companies lining the Delaware River, just south of the community. Although the township is highly developed, there are still green spaces throughout. "There's a lot of rolling hills, as well as your normal commerce," Barisa says.

Leafy trees line streets with spacious lots and denser housing pockets

The landscape blends rolling hills and suburban neighborhoods with busy commercial corridors. The range of housing options reflects this dynamic, offering traditional single-family homes such as Cape Cods, Colonial Revivals and split-levels as well as townhouses and condos. Residential areas have leafy green trees, and lot sizes range from spacious to tightly planned. Some streets are tucked away in typical suburban areas with larger lots and sidewalk-connected homes; others are in denser areas, nearer to urban pockets. Most single-family homes are priced between about $200,000 and $570,000. Most condos and townhouses are priced from around $110,000 to $380,000.

Career prep and college readiness through the local school district

Chichester School District provides public education and earns a C rating from Niche. Students may attend one of four elementary schools before entering the C-rated Chichester Middle School and the B-minus-rated Chichester High School. The high school supports college and career readiness with dual-enrollment courses through the Pennsylvania Institute of Technology and Neumann University.

Recreation options range from sports fields to scenic trails

The township has various parks with playgrounds, athletic fields and sports courts, giving residents options for outdoor recreation. One of the most comprehensive is Furey Road Park, which has a fishing pond, skate park, softball fields and an ADA accessible playground. Hockey players and figure skaters can access a state-of-the-art skating complex just north of the neighborhood. Nearby, Chester Creek Trail has a paved path through woodlands following an old rail line that's appreciated by local cyclists. Ridley Creek State Park is within 10 miles, spanning more than 2,600 acres, with hiking trails and scenic waterfalls.

Robust commercial options close to home and plenty more nearby

Shopping centers, roadside businesses and corner stores dot Upper Chichester Township, making it easy to shop for what's needed while close to home. Well-known stores like Walmart, Dunkin' and Acme Markets anchor the area, while local spots serve pizza, pho, Chinese and classic pub grub. Dispensaries, thrift shops and antique stores bring some local flavor, too. Neighboring towns add even more choices. Media, about 6 miles away, has an array of boutiques, galleries and various restaurants in its artsy, walkable downtown. Glen Mills, within 10 miles, is known for its upscale shopping and dining options. Crossing into Delaware means tax-free shopping.

SEPTA buses and trains offer access to Philly and Delaware

Interstate 95 is a main route linking commuters to Philadelphia and the Philadelphia International Airport, less than 20 miles from the township's core. Southeastern Pennsylvania Transportation Authority (SEPTA) operates regional buses and commuter rail services. A few miles away, Marcus Hook station operates trains traveling to Wilmington, Newark and Philly. Riddle Hospital is around 6 miles away.
