Neighborhood in Upper Darby Township, Pennsylvania
Delaware CountyYou'll be living the high life here in Highland Park, an Upper Darby Township neighborhood with stunning, history-rich homes, plentiful community spaces and easy access to Philadelphia. “This is a quiet suburb that’s super family friendly. It’s also great for commuters because you’re not too far from the city and there’s public transportation in addition to highway access,” says Realtor Khalid Aleem.
This longstanding community is known for its beautiful, magazine-worthy homes with historic charm and attractive price points that bring more buyers to the area as prices in Philly rise. Split by the West Chester Pike, homes on the neighborhood's north side tend to be those classic Philly row houses and town houses offering budget-friendly options. South of the Pike, you'll find a range of housing styles, like classic Cape Cods, spacious Four Squares and picturesque Tudor Revival-style homes. The prices of these beautiful homes draw many buyers, with row homes ranging from $185,000 to $250,000 and larger single-family homes costing between $300,000 to $425,000.
Families with school-aged students in the area attend the Upper Darby School District, including Highland Park Elementary School. Scoring a C-plus for academics on the school's Niche report card, the school is offering more ways to support student success, like its robust library program and book club. At Beverly Hills Middle School, which ranked above average for student progress on Great Schools, students can specialize their curriculum with any of the school's academic programs. Available options include subjects like Videography, Culinary Arts and Computer Programming. Students can continue their specialized education at Upper Darby High School, which also scored above average for student progress on Great Schools. The school offers a Career and Technical Education Center, with subjects in Childhood Education, Engineering and Graphic Design.
When school is out for the summer, the whole family will love heading to the area's green spaces, like Seller's Park. Located south of the Pike, next door to the Upper Darby Library, you can check out a book and bring it to the park to read on a shaded bench. You can also take kids to the play area or walk your pup along the park's walking path. North of the Pike, families will enjoy Observatory Hill Playground. Kids can play on the spacious play structures, watch a local Little League game or play basketball.
With your proximity to the Pike, you can quickly get to Center City or other areas in Philly at your convenience. You're less than ten miles from all the city's major employers, universities, dining, retail and entertainment. Living here also puts you less than a mile from the 69th Street Station, so you can easily take the El's Blue Line into Center City and beyond. While you likely will own a car, those without a vehicle can still stay connected while living in Highland Park.
Easy access to Philly is one of the community's biggest perks, but there are plenty of amenities here, too. “You’re walking distance to 69th Street, which has a ton of retail, like department stores, local boutiques and even a movie theater,” Aleem adds. Just a mile off the Pike, you'll find a shopping center on North Landsdowne Avenue, with grocery stores, pet supply stores, pharmacies and all the daily necessities. There are also plenty of fast-food and locally owned restaurants around the area, especially on the Pike. Grab breakfast at beloved Llanerch Diner, try the Korean BBQ buffet at Nagwon Garden or grab a slice at Pike Square Pizza. With all the community's amenities, you may be surprised at how much the community offers.
With its range of amenities, easy access to the city and a variety of stunning yet budget-friendly homes, Upper Darby's Highland Park is one of the best places to live outside of Philly.
