Rural living and Amish heritage in Upper Oxford Township
Upper Oxford Township is a rural farming community without the same desire to grow that more developed towns have. "The township is working to protect open space, and the Amish have a strong presence in the area," says Rosina Woolston, a Realtor at Re/Max Excellence with 30 years of experience. "Once the Amish buy farmland, they're pretty much set — family after family continues to pass the farms down, generation after generation." The community is just west of Penn Township and around 5 miles north of downtown Oxford, providing easy access to medical care, groceries, restaurants and shopping. Wineries on its fringes and a local art history museum create cultural touchpoints within short reach of country homes. The township's CAP Index Crime Score of 1 out of 10 is lower than the national average of 4.
Country homes on spacious lots with scenic views
Neighborhood layouts range from cul-de-sac streets to rural locations. The surrounding landscape ensures scenic views and privacy. Lots are spacious, with most homes on at least an acre. Some feature backyard creeks and firepits for cozy evenings. Homes typically sell between $320,000 and $560,000, depending on age, condition and lot size. Colonial Revival, ranch and farmhouse styles are common, connected to well water and septic. Woolston says homes move fast once listed.
Schools and a nearby college support education at all levels
The Oxford Area School District earns a B from Niche. Grades 1 and 2 attend Elk Ridge School, which scores the same rating. Grades 3 and 4 go to Nottingham School, rated B minus. Fifth through six graders attend Hopewell Elementary School, rated B plus. Penn’s Grove School serves middle school students and has a B-minus rating. Oxford Area High School maintains a B rating. The high school partners with Thaddeus Stevens College of Technology Early Enrollment Program, allowing students to earn credit toward college before graduating. Lincoln University is nearby. Lincoln University, the first degree-granting college for African Americans, is nearby.
Parks, fishing creeks and riding trails keep locals active
Creeks wind through Upper Oxford Township, feeding into Octoraro Lake — a favorite spot for kayakers and anglers. Upper Oxford Community Park offers a baseball field, pavilion and playground. For horse enthusiasts, Second Nature Farm provides boarding space and lessons. Wyncote Golf Club, a public link-style course, is just beyond the township. Within 10 miles, Nottingham State Park spans over 730 acres, offering trails for horseback riders, hikers and bikers. The park also includes fishing ponds, pavilions, outdoor exercise equipment and accessible playgrounds.
Shopping and dining expand in Oxford and Penn Township
Shopping options are limited within the township, but they offer several ways to support local farms. "The further east you go, the more commercial it becomes," Wooltson says. "Development has started to take off over the past 15 years. I think it's only a matter of time before more options expand into the Oxford area." Nearby communities like Oxford and Penn Township meet local shopping and dining needs. Penn Township is home to local favorites like Corner Cafe and Penn Brew Station and chains like Giant and Starbucks. Brookside Nursery and Meadow Lane Greenhouse are popular Amish-run businesses in Oxford. Oxford Farm Market is another, selling local produce, antiques and handmade crafts year-round. Oxford also has chains like Tractor Supply Co. and Dollar General. Christiana Mall and Exton Square are within 30 miles for a broader range of national retailers.
Local vineyards and museums add cultural flavor to the area
Twistback Center for The Arts' heritage museum holds American history. Founded by Benjamin Franklin's descendants, the center displays his drawings and a global collection. It also hosts events such as baby showers and weddings. Nearby vineyards add to the cultural scene. Friends gather at Casa Carmen Farm and Winery for Pennsylvania wine and tapas.
Country roads connect to major routes
Newark Road, or Pennsylvania Route 896, flows through the township and connects with Route 1 on its southern end. Pennsylvania Route 10 is another major road supporting travel through the broader county and beyond. Scenic country roads with deer and Amish crossing signs knit local farms and neighborhoods together. Philadelphia International Airport and downtown Philly are less than 60 miles out. The airport is closest, within 45 miles.
