The neighborhood also earns a CAP Crime Index Score of 2 out of 10, lower than the national average of 4. “Overall, Upper Saint Clair is the best of both worlds,” says Realtor Dina Castillo, who is also Coulter’s business partner. “It’s a suburban, central neighborhood with the accessible factor.” The heart of Downtown Pittsburgh is 11 miles away.

Diverse architectural styles amidst spacious properties

Upper Saint Clair unfurls across southern Allegheny County along bending roads that roll and stretch through pockets of residential subdivisions. Homes perch on larger lots, which Coulter says is a selling point for homebuyers – she notes that compared to neighboring Mt. Lebanon, properties often have bigger yards, and homes have more square footage. “When people say they want a little more room and more space for their family, we show them homes in Upper Saint Clair,” Coulter says. “It’s far enough away from the city that you can get more space, but you’re still very accessible to Pittsburgh.” A diverse mix of architectural styles gives the residential streets an eccentric look without losing the neighborhood’s refined, buttoned-up feel. Though colonial styles are most common, homebuyers may find French provincial cottages next to Spanish Revival examples or contemporary ranch-style homes beside Tudor-influenced builds. Real estate prices range just as much as styles. Single-family homes in the neighborhood may range anywhere between $200,000 to over $2 million; smaller split-level and Cape Cod styles list from $190,000 to $450,000, 4- to 5-bedroom colonials range from $475,000 to $800,000, and sprawling New Traditional mansions may fetch $850,000 up to $2.6 million. Additionally, condos are typically available between $265,000 and $287,500, while townhouses list between $730,000 and $770,000.

A-plus-rated schools in Upper St. Clair School District

Students are zoned for Upper St. Clair School District, which earns an A-plus rating from Niche for its superb academics, teachers and college prep. Kindergarteners through fourth graders can attend Eisenhower Elementary School before advancing to Boyce Middle School for fifth and sixth grades. Fort Couch Middle School serves seventh and eighth grades. At Upper St. Clair High School, students benefit from a 14-1 student-teacher ratio. The school offers highly rated programs, including an International Baccalaureate and STEAM pathways, which help prepare pupils for careers and college after graduation. Green spaces at Boyce Mayview Park and member-only country club

Upper Saint Clair residents have abundant recreation at their fingertips, from the centrally located St. Clair Country Club to the sprawling Boyce Mayview Park. The neighborhood boasts over 700 acres of parks and facilities, including 14 parks, 16 tennis courts, walking trails and a host of other recreational areas. With 200 acres of breathtaking scenery, Boyce Mayview Park is Upper Saint Clair’s largest. A 2.3-mile trail loops through wooded areas and past a nature preserve, offering views of Chartiers Creek and trickling waterfalls. The park is also home to the Upper St. Clair Community and Recreation Center, which features an expansive pool, baseball and multi-purpose fields and a playground. A handful of smaller pocket parks are scattered throughout the neighborhood, including Trotwood Park, Tustin Park and Gilfillan Park, which offers a 1.25-mile path around Gilfillan Farm, a working farm registered as a National Historic Place.
The perfectly landscaped greens of St. Clair Country Club sit at the center of the neighborhood, punctuated with picturesque water fountains and lakes. Avid golfers take to the club’s 18-hole and 9-hole golf courses and driving range to practice their swing. The member-only club also features a fitness facility, a seasonally open pool and an on-site restaurant, Arthur’s Grill.

Extensive shopping options minutes from Upper Saint Clair

Upper Saint Clair residents have access to a variety of shopping just minutes away. Located northeast of the neighborhood, South Hills Village and Village Square Mall are two shopping centers with big box retailers, department stores and supermarkets. Familiar national names include Home Depot, Macy’s and Kohl’s, and Coulter says plenty of grocery store options offer convenience. “You have Trader Joe’s, Whole Foods, Fresh Thyme and more, all within a couple of miles.” Market District Supermarket sits adjacent to the Village Square Mall, offering additional pantry and grocery necessities.
The Galleria of Mt. Lebanon, just north of the neighborhood, houses more familiar shops such as Williams-Sonoma and Pottery Barn, as well as eateries like Houlihan’s and Mitchell’s Fish Market. Apart from regional and national chain restaurants like Chipotle and Panera, the cluster of shopping malls also features independent eateries like Condado Tacos, which serves Mexican classics in its mural and graffiti-clad location, and The Porch at Siena, a laid-back spot with seasonal menu offerings.

Community events range from farmers markets to block parties

The community’s tight-knit feel is reflected in the neighborhood’s slew of events and get-togethers. “Community events are always well-attended,” Coulter says. “Especially the neighborhood block parties.” These block parties are put on by subdivisions within the neighborhood to foster community. The Upper Saint Clair Library also promotes togetherness and literacy for all ages through its range of events, such as Kids Activity Time, a Zoom mental health series and cooking classes for adults. Part of the local Rotary Club, the Upper St. Clair-Bethel Park Breakfast Club also hosts various community happenings, including monthly barbeques, a guest speaker series and a holiday Stockings for Soldiers fundraiser. The club also puts on the fall Upper Saint Clair Farmers Market, which takes place every Thursday in September.

Convenience to Pittsburgh and greater metro area

Upper Saint Clair is located 11 miles south of Pittsburgh. US Route 19 runs north-south through the neighborhood, linking directly to the heart of Pittsburgh’s downtown district. “Upper Saint Clair is very convenient, not just into the city,” Castillo says. “It offers accessibility to the airport and the rest of the greater Pittsburgh area.” Pittsburgh Regional Transit provides public transportation through buses and the light rail. The South Hills Village subway station, located just northeast of the neighborhood, offers 2 lines that connect to downtown Pittsburgh. The Pittsburgh International Airport is a 20-mile drive away.
