Southampton covers less than 7 square miles, and the township embraces a small-town feel in everything from its communal green spaces to its sidewalk-lined streets and jam-packed calendar of events. “A lot of the communities around us are much larger; Southampton is probably one of the smallest,” says Alexandria Munshaw, Director of Parks and Recreation for the Upper Southampton Township. “A lot of people have grown up here, and I’ve lived here my whole life. When you go to the grocery store, it’s hard not to run into a neighbor or someone you know.” Also known as Upper Southampton Township, the community sits among the rolling hills of Bucks County, just 25 miles north of Philadelphia. “It just has that old town feel that people love,” says John Menno, a Realtor with Fox & Roach Realtors at Berkshire Hathaway HomeServices who has been selling homes in the area for over 40 years. It’s a really nice, family-oriented place to live.”

Traditional homes on sidewalk-lined streets
Residential streets and cul-de-sacs feature a variety of single-family homes built throughout the mid-to-late 1900s. Wide sidewalks lead past split-level, ranch-style and charming Cape Cod-style homes adorned with dormer windows. Tree-lined lots average over a quarter-acre of land, and many homes feature spacious back patios, in-ground pools or multi-level decks. Prices for single-family homes range from around $350,000 to $700,000. Homebuyers will also find several new traditional homes built around the early 2000s, with prices ranging from about $750,000 to $950,000. Townhouse communities such as Willowbrook and Huntingdon Brook sit along Pennsylvania Route 132 and feature one-to-three-bedroom units selling for around $400,000 to $480,000. Limited inventory and a CAP Index Crime Score of 2 out of 10 combine to create a fast-paced market in Southampton, with homes on average selling in just over two weeks on the market.

William Tennent High School offers dual enrollment courses
The Centennial School District serves Southampton with opportunities for in-person learning and an asynchronous virtual learning path through the Centennial Virtual Learning Academy. Students who elect to attend traditional brick-and-mortar schools begin their education at Davis Elementary School, which earns a B from Niche. Older kids attend the B-minus-rated Klinger Middle School before moving on to William Tennent High School, which receives a B. Teens in the high school’s dual enrollment program can earn college credit from Bucks County Community College, Gwynedd Mercy University and Pennsylvania State University. Private school options include Our Lady of Good Counsel School, a Catholic school serving kindergarten through eighth grade on the grounds of the Our Lady of Good Counsel Parish.

Sports courts and miles of trails at Tamanend Park
Tamanend Park anchors the community with over 100 acres of green space along Second Street Pike. A series of paved walking trails lead past attractions such as the Children’s Memorial Butterfly Garden and a historic, 18th-century farmhouse. The park also has a nine-hole disc golf course, tennis courts and a playground for kids to explore. The Newtown Rail Trail runs along the park’s eastern border and connects outdoor exercisers to the nearby Pennypack Trail in Montgomery County. The paved trail spans over 2 miles and was created over the route of SEPTA’s former Newtown-Fox Chase Branch rail line. The path passes by the old Southampton train station, which is now a popular bar and restaurant called the Steam Pub. The Upper Southampton Community Center has five lighted ballfields and a football field home to the youth Southampton Knights Youth Football League. Further south along Pennsylvania Route 132 is the Southampton Free Library, which offers much more than just books. “They do a lot of free programs for kids and adults. Their calendar is always full, and families always mention heading to the library,” Munshaw says. Over at Mad Golfer, an 18-hole mini golf course and award-winning driving range provide entertainment for golfers of all skill levels.

Drive or take the train into Center City Philadelphia
Two major thoroughfares pass east-west through Southampton: Pennsylvania Route 132 and Interstate 276, also known as the Pennsylvania Turnpike. Residents are about a 25-mile drive from Philly’s bustling entertainment and business district in Center City. Though the township no longer has a SEPTA train station, the Warminster station is just 3 miles west and provides service to Center City in about an hour. SEPTA also offers local bus service, with Route 24 traveling north-south between Southampton and the Frankford Transportation Center. Northeast Philadelphia Airport is less than a 10-mile drive south.

Festivities at Tamanend Park include an annual summer fair
Locals gather at Tamanend Park for various events throughout the year. The park’s largest event is Southampton Days, a week-long fair that has been a staple in the community for over 50 years. Held around the Fourth of July, the festivities include carnival rides, live music, a parade and of course, a dazzling firework show. “We also host movies in the park, so people can go out and sit in Tamanend and watch movies under the stars,” Munshaw says.
Convenient shopping centers along Second Street Pike
Second Street Pike is the township’s main commercial corridor. The Southampton Shopping Center includes local favorites like 2nd Street Bagels and Robin Hood, a cozy American restaurant known for its scratch-made family recipes. The complex also has a Giant for convenient grocery runs. Next door is the Hampton Square Shopping Center, where Maggio’s serves authentic Italian food in its dining room and hosts special events in its upscale ballroom. Local grocers such as the Hampton Food Market and Wonder Foods sell a variety of fresh produce and prepared foods.
