Sharing a name with the neighborhood park at its heart, King Park is an easygoing residential community just north of the University of Illinois Urbana-Champaign. Students and investors alike can find an ideal mix of amenities in this enclave, which offers a quieter alternative to life immediately near campus while providing easy access to all things U of Illinois. 20th century houses line the blocks of the northwest Urbana community, with short walks to the neighborhood park and frequent buses to the campus area for classes, shopping and dining. “It’s a popular area for grad students and traveling nurses working at the Carle Hospital, which is a big employer out there,” says Lisa Rector, a Realtor and chief broker with the Rector Team at Keller Williams Champaign. King Park residents live in a mix of older single-family properties and condos. Early to mid-20th-century rancher and bungalow homes are common in the King Park area, and a few more recently built homes around 2006 share similar stylings. Properties generally have 800 to 1500 square feet of space. Single-family homes start at $30,000 and top out at about $200,000. The area’s condo selection primarily consists of units built in the mid-2000s in the Capstone Quarters complex. These have about 900 to 1500 square feet of space and feature a contemporary, new traditional style inside and out. Prices range from the $120,000s to the $170,000s. "That price point's the sweet spot; it's pretty affordable, and you've got a big buyer pool out there," Rector says.

With more of a focus on residential life and community spaces in the neighborhood itself, most of King Park’s most convenient businesses are to the southeast near the U of I campus. A Dollar General store on North Lincoln Avenue offers a close option for quick supply runs. Convenient stops in the Campustown area include Target for everyday needs and County Market for groceries. Dining options nearby are plentiful: Signature Grill serves up grab-and-go Indian fusion cuisine, while Four Breakfast & More offers a menu of modernized brunch fare and Latin dishes. Familiar stops such as Perkins, Taco Bell, Raising Cane’s and Chipotle are also available nearby.

King Park lends the community its name and offers an 8-acre recreational space in the heart of the neighborhood. The park gets its name from Dr. Martin Luther King, Jr. and features a 12-foot sculpture titled “Byways to Equality,” built by local artist Preston Jackson. To the neighborhood’s west, Douglass Park shares the theme of civil rights heritage with a name and public art inspired by Frederick Douglass. Amenities nearby include a splash pad, sports courts and a community center with open gym hours and all-ages programs. Houses of worship with a presence in the community include Saint Nicholas Antiochian Orthodox Church, Morning Star Free Will Baptist Church and Mt. Olive Missionary Baptist Church.

King Park’s location at the threshold between Urbana and Champaign places residents near a wide selection of activities. Local musicians and touring artists take the stage at stops such as the Canopy Club and the Rose Bowl, while bars such as Pour Bros. Craft Taproom, Joe’s Brewery and Gallery Art Bar each offer distinct spins on the classic night out. The Champaign County Fairgrounds are to the neighborhood’s immediate east. For medical emergencies, two hospitals are available on the south end of the neighborhood: OSF Heart of Mary Medical Center and Carle Foundation Hospital. For flights out of the Champaign area, University of Illinois Willard Airport is 8 miles south of the neighborhood in Savoy. Bus stops for the Champaign-Urbana Mass Transit District are available along Washington Street, 2nd Street and University Avenue.
