Just down the road, a 55-plus community just finished being built, and a lot of grandparents of the children here will live there. When we talk about tightknit, that’s the kind of thing that’s happening. People talk about six degrees of separation, but between sports and class and youth groups and whatever, Urbana’s probably two degrees at most.”

Villages of Urbana has a mix of single-family homes and townhouses, most built with new traditional architecture. Prices for single-family homes typically range from $700,000 to $1.2 million, while townhouse prices fall between $400,000 and $700,000. Homes in Villages of Urbana sell after an average of 17 days, much quicker than the national average of 47 days. “This is one of the fastest growing markets in Frederick County, and because of that, homes move very quickly,” says Realtor Tony LaScola with Welcome Home Realty Group. “High resale value is almost a guarantee because of the demand for housing in this area.” Delisle echoes that once people move into this community, they often don’t want to leave. “People love it,” she says. “When people move away, it’s typically because of a job transfer. A lot of my clients are people selling a townhouse and buying a single-family home and staying put there. I have a lot of move-up clients. There are also empty nesters downsizing. Some of them sell their single-family home and buy a townhouse because they don’t want to leave the area.”

Delisle lists the following amenities: three pools, two fitness centers, tennis-slash-pickleball courts, basketball courts and jogging and walking paths. When the weather’s nice, “You’re constantly seeing people out doing things,” she says. “It’s lovely that that’s the case. In the summertime, the pools are full. Our community has two swim teams because it outgrew having just one. Those have really high participation. We’re pretty deeply ingrained in our community with our kids’ activities, coaching kids’ sports through the rec program and things like that.” The large Urbana District Park is located in the neighborhood and offers athletic amenities such as sports fields, picnic shelters and sand volleyball courts.

“Villages of Urbana has access to really anything, whether it’s activities, groceries, other locally owned businesses,” Delisle says. “There’s a coffee and sandwich shop, a bakery, an ice cream shop, an art studio and boutiques, and they’re all locally owned by residents who live right in the area.” Villages at Urbana is a shopping center central to the neighborhood with local restaurants like Grace of India, whose buffet offers vegetarian and gluten-free options; Atlantic Grille, a casual steak and seafood restaurant; and Lime Chicken, a Peruvian restaurant known for its pollo a la brasa. The shopping center also features chains like Starbucks and Subway and a Giant Food for groceries.

“The HOA does a great job of engaging the community, not just with services or amenities, but it also hosts a lot of events to engage the residents, which is awesome,” Delisle says. “They do a spring fling, a fall fest, they have an adult prom that they’re doing, and an adult swim night at the pool. In the summertime, they have monthly outdoor movie nights on the lawn, wine nights and community yard sales.”

Villages of Urbana is a car-dependent community 7 miles south of Frederick and 39 miles northwest of D.C. “This neighborhood is a commuter neighborhood for all of Montgomery County and D.C.,” LaScola says. “The proximity of this neighborhood effectively between Montgomery County and Frederick County gives you the best of both worlds.” Urbana has MDOT commuter buses that take passengers to the College Park Metro Station or North Bethesda. Primary care is available 1 mile south at Frederick Health Urbana, and the nearest hospital is Frederick Health Hospital, 11 miles north. The neighborhood is equidistant from Dulles International Airport and Ronald Reagan Washington National Airport, both 43 miles south.
