West Utica is a residential neighborhood near downtown and Yorkville
Sandwiched between downtown Utica and Yorkville, West Utica is a mostly residential neighborhood and home to the 128-acre Utica University campus. “All the students who live in the area live very close to campus, but most of the neighborhood is families and non-student residents,” says Joel Ruiz, a local Realtor with eXp Realty. The neighborhood has historic landmarks like the defunct Utica State Hospital, also known as the Utica Psychiatric Center, an imposing Greek Revival building that opened in 1843 and shut down in 1977. Though West Utica is primarily residential, its proximity to the downtown area means that shopping and dining amenities are just a short walk or drive down the road. “Everything west of Genesee Street is what people consider to be West Utica,” Ruiz says. The neighborhood has an overall CAP Index Crime Score of 6 out of 10, higher than the national average score of 4.
Single-family homes range from $20k fixer-uppers to $280k turnkeys
West Utica’s housing market is mostly made up of single-family homes, along with a handful of townhouses and apartment complexes. The majority of residents in this neighborhood rent the properties they live in; just over 30% are homeowners. Single-family investment properties can cost as little as $20,000, depending on the structure’s condition. Turnkey single-family homes include a mix of American Foursquares, Cape Cods, Craftsman-style homes and houses with traditional architecture, and range in price from approximately $100,000 to $280,000. Multifamily properties typically cost between $70,000 and $300,000.
Students attend Utica City schools and Utica University
Students living in West Utica are zoned for the Utica City School District, which receives an overall B-minus rating from Niche. Kindergarten through sixth-grade students can start their education at Kernan Elementary School, a C-plus-rated institution. Senator James H. Donovan Middle School serves grades seven and eight and is also rated C-plus. Secondary students can attend Thomas R. Proctor High School, which earns a B-plus rating and offers dozens of Career and Technical Education (CTE) Pathways, as well as Advanced Placement courses and dual credit opportunities. For higher education, the 128-acre campus of Utica University is located in the neighborhood.
Local parks with athletic amenities and proximity to Utica Marsh
At the center of West Utica, next to James H. Donovan Middle School, is Pixley Park, which has a playground area, a blacktop with basketball courts and a grassy athletic field for sports like soccer. Behind the school building are additional athletic facilities, including a track and field course with a football field in the middle and an adjacent baseball field. Addison Miller Park has two more ball fields and a public swimming pool. The Utica Marsh Wildlife Management Area sits just north of the neighborhood and spans more than 200 acres of land, offering recreational activities like hiking, freshwater fishing and wildlife observation.
Walking distance to international eats
Most West Utica residents are within walking distance of local shopping and dining amenities. Several restaurants are located along Varick Street, including international establishments like Zeina’s Cafe and The Celtic Harp. This area has also seen a rise in breweries and pubs in recent years. West of the neighborhood in neighboring Yorkville, Oriskany Boulevard is lined with a blend of chain eateries and motor vehicle shops. West Utica grocery stores include Utica Foodland Inc. and Bargain Grocery. New Hartford Consumer Square is a 3-mile drive away and has national retailers and big-box stores, including Walmart Supercenter, Ulta Beauty and T.J. Maxx.
Highway 5 access and public transit options for commuters
Though many parts of West Utica are walkable, many residents here still commute via car and public transit. Highway 5, also called the North-South Arterial Highway, borders the neighborhood and cuts through downtown Utica. It travels northeast beyond the city, connecting with Interstate 90. Public transit options include bus services operated by the Central New York Regional Transportation Authority (Centro) and Amtrak rail services at the Utica train station, approximately 2 miles away. Wynn Hospital is less than a mile from West Utica and has a 24-hour emergency room. Albany International Airport is a 91-mile drive from Utica, which translates to about an hour-and-a-half drive.
