Established, centrally located Vallejo neighborhood

In Vallejo Farms, cul-de-sacs branching off Maple Avenue contain roughly 200 homes on compact lots. In this neighborhood, which is completely residential apart from Bible Baptist Church, the draw is the central location. It’s a small community sitting just east of Interstate 80, which stretches through Vallejo and south toward Oakland; downtown is just 2 miles away. Bordering the neighborhood, Benicia Road stretches east toward Benicia, the city next door. While Benicia has its advantages, Vallejo residents enjoy water rights. “A lot of people here don’t realize they have plenty of water when in a drought,” says Noble Griswold, Broker at Realty World and Vallejo resident of the past 40 years. “Benicia doesn’t have water rights, so they are vulnerable to supply issues.”

20th century split-level and ranch-style homes

Neighborhood streets are lined with narrow sidewalks and telephone lines; cracks in the pavement show their age. Residences built between the 1950s and 1980s include ranch-style and split-level homes; split-levels tend to have garages on the lower level and stairs leading to front doors. Prices range from about $440,000 to $620,000. “Most homes in Vallejo were not built with insulation or AC because it is a very temperate area,” says Luke George, a Bay Area resident who occasionally works in Vallejo. On very hot or poor air quality days, which occasionally happen in this northern California city, residents might have an extra appreciation for air conditioning. “Ninety degrees is the usual high, but it’s getting hotter. We all had portable ACs in each room when 100-degree temperatures happened,” says George. But newer homes, built in the 1980s and onward, will have AC.”

Part of the Vallejo City Unified School District

Students may attend Steffan Manor Elementary and Hogan Middle School, both rated C-minus on Niche. At Jesse Bethel High, rated B-minus, students can specialize by enrolling in the Navy Junior ROTC program or one of three career pathway programs. While Vallejo Farms has no parks, Benicia State Recreation Area is a short drive away. After paying an entrance fee, nature lovers can walk along the path overlooking Southampton Bay, cast a fishing line or stroll through Forrest Deaner Native Plant Botanic Garden.
