A wide slice of the area east of Downtown Vancouver, Cascade Park is a residential section of the city that draws residents to its convenient location. Residents benefit from proximity to a bountiful selection of retail and dining options while having easy access to important arteries like Interstate 205 and Washington State Route 14. “Cascade Park’s central location and good schools are a plus for residents,” says local real estate agent Lisa Peterson of Keller Williams.

Traditional midcentury home styles

Mature evergreen and deciduous trees and shrubbery line the streets here, adding a lush feel and framing the traditional housing styles from the 70s, 80s and 90s. “Most homes were built around 1985 and have a classic look,” Peterson says. “Along with wide roads and lots of trees, the midcentury styles give Cascade Park a homey neighborhood feel.” Still, styles run the gamut, from relaxed ranches to contemporary traditional, and lot sizes range from 5,000 square feet to over 1 acre. The homes of Cascade Park tend to sell from around $280,000 to around $850,000, though outliers can fetch up to $1 million.

Evergreen Public Schools

Students of Cascade Park are zoned for Evergreen Public Schools. Prekindergartners through fifth graders may attend Crestline Elementary School before advancing to Wy’east Middle School, which both receive a C-plus overall grade from Niche. Mountain View High School earns an A-minus score from Niche and is ranked the seventh-best public high school in Clark County. The high school offers highly rated college preparatory courses and advancement opportunities.

Playgrounds and paths at Biddlewood Park

Among the amenities woven into the residential areas are several different parks. Located in the center of the neighborhood, the titular Cascade Park spreads across 3 acres and features a well-shaded playground beneath a canopy of established trees. To the south, Biddlewood Park is another popular destination for outdoor recreation. Twice the size of Cascade Park, Biddlewood offers a rolling landscape strewn with walking paths and a playground. Golfers also delight in having Fairway Village Golf Course near at hand. The nine-hole public circuit considers itself to be Vancouver’s hidden gem and is open year-round.

Grocery stores at every corner

A cluster of shops and businesses in the northwest corner of the neighborhood along Southeast Chkalov Drive fulfill the grocery and daily needs of residents, with options including a Trader Joe’s, a Fred Myer Superstore and casual fast-food eateries. The Columbia Square shopping center along Mill Plain Boulevard includes a Walgreens and one of two area locations of Chuck’s Produce and Street Market, a family-owned grocery store. On the neighborhood’s east side, locals find a New Seasons Market and Big Lots within the Fisher’s Landing Marketplace.
For local eats, Peterson says Stardust Diner is a favorite of Cascade Park residents. “It has an old-style quaint feel, which makes it a great spot,” she notes. Locals enjoy homemade milkshakes and classic plates among the diner’s vintage décor and jukebox.

Thoroughfares to downtown Vancouver and Portland

Washington State Route 14 offers Cascade Park residents a quick connection to downtown, about 8 miles to the west. Interstate 205 links locals to neighboring communities as well as Portland, which is only 14 miles south. A smattering of bus stations along Mill Plain Boulevard are serviced by C-Tran, providing public transportation. For further travel, residents need only cross the bridge to Oregon to the Portland International Airport, just 10 minutes away.

Downtown Vancouver is a destination for attractions and events, including annual and weekly happenings that pull the community together. Live music performances at the AC Lounge draw in avid listeners every Friday, while the Vancouver Farmers Market showcases local vendors every Saturday.
