Residents here remain connected to city life without dealing with the sounds of the city right outside their front door. “Proximity to downtown is one of the biggest perks of Edgewood Park,” says Nancy Smith, a local Realtor with Keller Williams Realty. “Generally speaking, people living in Vancouver drive to get where they’re going, but people here can walk to parks and bike to downtown, at least in the summer months.”

Cozy bungalows to expansive luxury homes
Here, modest ranch-style homes and bungalows sit on the same streets as stately Colonial Revivals and mid-century craftsman-style homes with large windows, with lot sizes ranging from 7,000 square feet to an acre. The neighborhood’s average home costs around $565,000, which is around $50,000 higher than the average Vancouver home. Listings range from $410,000 ranch-style homes with three bedrooms and 2,100 square feet to 3,200-square-foot luxury, century-old builds with open floor plans and modern interiors listed for $1.3 million.
Edgewood public schools
Edgewood Park residents are within walking distance of Harney Elementary School, which serves 500 students and has a student-to-teacher ratio of 14-1. All the community’s public schools earn C and C-plus grades from Niche. McLoughlin Middle School was recently rebuilt in 2020 and is one of two middle schools that hosts the district’s Spanish/English dual language program. Older students can attend Fort Vancouver High School, which earns a B rating on its college preparatory initiatives. High schoolers can take elective courses in one of the districts six CTE career fields, with programs of choice ranging from moviemaking and marketing to athletic medicine and social services.

Nearby shops and eateries
Driving west along Columbia House Boulevard will take residents to the nearest Fred Meyer in three minutes. After stocking up on groceries, shoppers can get their daily dose of caffeine across the parking lot at Thatcher’s Coffee, a local, woman-owned cafe where the sauces and syrups are made from scratch in house. Victoria’s Cafe is a cozy brunch spot on Evergreen Boulevard. Recreation on the Columbia River
The neighborhood’s 3-acre namesake park lies just east of Harney Elementary and features a playground and open-field space. Dog-owners can take their pups to Clark County Dog Park at the corner of East Fifth Street and Columbia House Boulevard for some off-leash exercise. “Living in the Pacific Northwest means getting used to the rain,” Smith says. “It doesn’t stop us from enjoying the outdoors, we adapt. This area has some of the most natural beauty in the country, and locals take advantage of that.” A short drive south will take folks to Marine Park, where locals can relax on one of the shaded picnic tables, kick a soccer ball on one of the multi-use fields or launch their boat from the only launch operated by the City of Vancouver. The Columbia River Renaissance Trail is accessible from the park's south side and connects outdoor enthusiasts to Wintler and Esther Short parks.
Heading downtown
Folks can take Evergreen Boulevard to downtown Vancouver in less than 10 minutes while Portland’s city center is 15 minutes south. Grand and Evergreen boulevards are dotted with bus stops served by the city’s C-TRAN public transit system.
