Convenient highway access to work and play

Ellsworth Springs is where people go when they don’t want to choose between the city, the suburbs and the mountains. Instead, they settle near highways that can take them to all three. Tucked in the corner of Interstate 205—opposite a major shopping center—and Highway 14, which runs west to Downtown Vancouver and east to the Washington mountains, Ellsworth Springs is convenient for those with an adventurous spirit. “You can choose to go anywhere,” says Tracy Burgess, a broker with Berkshire Hathaway Northwest Real Estate. “You can pop into the city of Portland and catch a show, hit the Vancouver waterfront or you can decide that nature is more your gig this weekend and go east to enjoy all of that recreation,” she says, referring to the mountainous hiking trails that lay east of the Vancouver along the Columbia River Gorge.

The Ellsworth Springs neighborhood enjoys an advantageous location, bordering both Highway 14 and Interstate 205. The interstate travels north to the Vancouver Mall and crosses the Columbia River south of the neighborhood to take commuters to Downtown Portland. Ellsworth Springs also has access to one of the area’s major thoroughfares—East Mill Plain Boulevard. Drivers will pass a number of local restaurants, as well as the PeaceHealth Center, on the westbound road before they reach the historic Officers Row area and Downtown Vancouver.

But Highway 14 may be the neighborhood’s most notable road. Though it gets residents to Downtown Vancouver in less than 10 minutes, it also runs along the Columbia River Gorge towards several popular natural destinations in the east of the city. “You are probably 45 minutes away from Skamania Lodge, which has a spa and golfing,” Burgess says. “There are select wineries on the Washington side of the gorge. And there are tons and tons of walking and hiking trails,” according to Burgess.

Breakfast and big-box retail across Interstate 205

Ellsworth Springs is just across the interstate from Fred Meyer, Trader Joe’s the AMC Classic movie theater, among a handful of other businesses and restaurants. Across the Fred Meyer parking lot, locals can start their day strong with a hearty, All-American meal at Breakfast at Valerie’s. Patrons have their pick with a wide selection of eggs Benedict, omelets and scrambles that can be ordered with perfectly crisp bacon and hashbrowns that have been browned just right. For a lighter meal, locals head to Pho Star on Mill Plain Boulevard for traditional pho broth with a variety of protein options, from fatty brisket and round steak to turkey breast. Locals can sip on a refreshing avocado, taro or mango smoothie in the peach dining area, decorated with flowering tropical plants, or try a Vietnamese espresso, which features condensed milk. A Walmart Supercenter sits across Mill Plain Boulevard.

Midcentury ranch-style homes and contemporary builds

The homes in Ellsworth have a low, midcentury modern profile to them that is common among houses built throughout the 1960s and 1970s. Ranch-style homes, split-levels and more contemporary builds are framed by lush foliage that thrives in the wet Washington climate. Ranch-style homes built in the 1950s and 1960s with three bedrooms cost between $450,000 and $500,000, while those built in the following decade cost closer to $550,000. One-level contemporary builds with four bedrooms and unique features—like mansard roofs or in-ground swimming pools—largely built after the 1960s cost anywhere from $600,000 to $770,000. At the southeast corner of the neighborhood, the Ellsworth on the Park Condominiums and Ellsworth Springs subdivision surround the Ellsworth Springs Park. Condo units with two bedrooms in the development tend to stay between $300,000 and $350,000.

Ellsworth Springs Park serves two communities

Ellsworth Springs Park sits between a condominium and single-family home development, boasting a playground set for local children and picnic benches for an outdoor snack on a sunny day. That’s not to be confused with Ellsworth Park, which can be found just beyond the local Ellsworth Elementary School. The park offers a generous open space, along with a crisp white and red playground that kids can swarm once the final bell rings. For more green space, Columbia Springs offers 100 acres of natural area just outside of the neighborhood. Hikers can marvel at detailed carvings of wildlife chiseled into towering trees or visit the Vancouver Trout Hatchery. With the neighborhood’s easy access to Highway 14, locals can also make a day trip further east along the river gorge to other natural attractions.

National Science Bowl Regional Competition winner

Children in Ellsworth Springs start their education at Ellsworth Elementary School, which receives a B-minus from Niche and is walkable from most homes in the neighborhood. They can then attend Wy’East Middle School, which receives a C-plus, before finishing their secondary education at Mountain View High School, which earns an A-minus and won the National Science Bowl Regional Competition in 2023. Apart from the Science Bowl, students can join any of 63 after-school clubs, including the debate team, astronomy club, weightlifting club and art club. The school’s robust career center helps students plan for life after graduation with resume writing guidance, FAFSA application assistance, mock interviews and counseling.

There are a variety of stores near by, more mom and pop with the exception being the grocery chains. The big company stores are within 10 miles. This is a very convenient location yet not in the heart of things.
