With active homeowners associations, high-performing schools and neighborhood parks and playgrounds throughout, it’s no surprise that the average home value in Fisher’s Landing East increased by 257% from 2013 to 2023. It’s close to exciting eateries, stores and entertainment hubs, though it still remains a family friendly residential area. “Because it’s a newer area, all of the restaurants and amenities are there,” says Donna Roberts, a managing broker with eXp Realty LLC whose office has been in the neighborhood for about two decades. “It has all of the newest, latest, greatest stuff.”

Subdivisions and sidewalks throughout Fisher's Landing East

Fisher’s Landing East is a collection of subdivision clusters, many of which belong to homeowners associations. The curving streets of the neighborhood create oblong pockets of housing and roundabouts, with sidewalks that walkers can depend on to traverse the area. Lots with contemporary, traditional homes feature small, plush plots of grass and flower beds in front, while homes in the neighborhood cozy up close to each other. One-level homes with Craftsman touches, multiple gables and three bedrooms built throughout the 1990s typically cost between $450,000 and $550,000. Those looking for two-level builds with three or four bedrooms will find homes constructed in the late 1990s that fetch between $550,000 and $630,000.

Mountain View High outperforms its district and state

The neighborhood is divided between two different elementary school zones. Children who live south of 29th Street may attend Fisher’s Landing Elementary School, which receives an A-minus from Niche, while the rest may attend Columbia Valley Elementary School, which receives a B-minus. Both elementary schools can then feed into B-plus-rated Shahala Middle School and A-minus-rated Mountain View High School, where students secured the title of 2023 National Science Bowl Regional Champions. The high school also outperforms both the district and the state when it comes to standardized science and mathematics test scores, and students can develop their strengths outside of the classroom too with 63 after-school clubs, including a debate team, astronomy club, weightlifting club and art club.

Kids buzz around the Clearmeadows Park playground

Neighborhood parks sprinkle Fisher’s Landing East like the Kwanzan cherry tree petals that float to the ground of the picnic area in Heritage Park come springtime. Other than a pale pink layer of petals, the park features a circular walking path and a modern playground with playful, geometric lines. On the other side of the neighborhood, children scale bee statues and honeycomb-shaped play structures at the pollinator-themed playground in Clearmeadows Park. Three other community parks serve the neighborhood, offering new playgrounds and well-maintained lawns within walking distance from most homes.

Big fun and bowling at Big Al's

When the weather doesn’t facilitate an outing to one of Fisher Landing East’s many neighborhood parks, families can head to Big Al’s of Vancouver. There, bowling lanes, arcade games, ping pong and pool tables, along with a sports bar, keep visitors of all ages entertained. “When my clients move to the area, I always like to get them gift cards to Big Al’s,” Roberts says. “It’s unique to this whole entire county, and it’s the only place like it.”

Residents of Fisher’s Landing East face no shortage of grocery shopping options with a Fred Meyer and a New Seasons Market in the northwest of the neighborhood, both located on 164th Avenue, and a Quality Food Center along with a Natural Grocers in the southeast. Just across the street from Fred Meyer, Gustav’s serves traditional German cuisine, like chicken schnitzel, Hungarian breaded pork loin and Swiss cheese fondue with German bread or smoked bier sausage. Patrons enjoy “hausmade” apple strudel in endearing wooden booths with hearts carved out in their backs under flags, vintage posters and cuckoo clocks. Just further north, wooden carve-outs of bears guard the front doors of Black Bear Diner, for homemade meatloaf, slow-cooked pot roast and a variety of specialty burgers on bar stools made of logs. Breakfast classics come on homey black-and-white checkered plates with bottomless coffee and eggs made any way.

State Route 14 connects to Downtown Vancouver, Portland

Bus stops that dot the perimeter of the neighborhood take commuters around Vancouver. Just a few miles from State Route 14, the neighborhood also enjoys easy access to Downtown Vancouver, which is about 20 minutes away, and its nearby waterfront development. The state route also connects to Interstates 205 and 5, both of which lead to Downtown Portland in about half an hour. Portland International Airport is just across the Columbia River, and a 15-minute drive from the neighborhood makes long-distance trips easy for those who travel often.

It rains majority of the year, but when it gets sunny out its purely beautiful. The city of Vancouver offers many great activities for family's and groups of friends to enjoy and hang out at like concerts in the parks and a 3v3 Basketball Tournaments.
