Fourth Plain Village offers a variety of older houses that are more affordable than you'd find in other parts of the Portland Metropolitan Area. This triangle-shaped neighborhood in central Vancouver also has two parks and a strip of restaurants where you can try dishes from five different countries.

Bound by Grand Boulevard, East Fourth Plain Boulevard, and Burnt Bridge Creek, this neighborhood's narrow streets make an honest attempt to form a grid lined with bungalows and minimalist traditional houses from the 1940s. You'll also find a handful of Craftsman-style houses with arts and crafts touches that date back even further and a few pockets of contemporary houses that aren't old enough to drink. These two- and three-bedroom single-family houses sit on smaller 4,000 to 6,000-square-foot lots that leave enough room for a lawn that's big enough to mow, some bushes or a flowering tree, and a driveway where you can park your car because garages are far less common in this neighborhood than in other parts of the city. They fetch $300,000 to $450,000 – well below the Portland Metro's median home prices – because of their age and smaller lot size. You might also want to consider picking up one of Fourth Plain Village's many duplexes for between $250,000 and $450,000 so you could use it as an investment opportunity or an owner-occupied rental where you live in one side of a house while you rent out the other. And a two-bedroom unit in the condominium and town house complexes at the neighborhood's southeast corner offers even more of a bargain with prices that range from $250,000 to $350,000.

Students who grow up in this neighborhood will attend Eleanor Roosevelt Elementary School or Harney Elementary School – both of which participate in a Vancouver School District dual language program that simultaneously offers lessons in English and Spanish. Students who start at Harney will move on to Discovery Middle and Hudson's Bay High, while those at Roosevelt will attend McLoughlin Middle and Fort Vancouver High. These four schools rank among the 10 most diverse schools in Clark County for their grade level, according to Niche.com.

And a portion of the Burnt Bridge Creek Trail forms the hypotenuse to Fourth Plain Village's triangular shape as it meanders from the St. John's Park and Walk lot on St. John's Boulevard to the intersection of East Fourth Plain Boulevard and Falk Road. The four-acre Evergreen Park on East Fourth Plain Boulevard also has a small walking trail, though your children might be more interested in its recently updated playground and swing set. This park sits across the street from the Silver Dragon Cantonese Restaurant, which serves American Chinese favorites like Mu Shu Pork, Chop Suey, and Chow Mein stir-fried noodles. Silver Dragon is also the easternmost eatery in a series of Asian and Central American restaurants along the neighborhood's southern boundary. This East Fourth Plain Boulevard strip also includes neighborhood favorites like Pho Hong Phat Vietnamese restaurant, Thai Little Home, Mi Casa Pupuseria Y Mexican Restaurant, and the Dulce Tentacion Bakery. And right across the street from Pho Hong Phat is Vancouver's Walmart Neighborhood Market, where you can grab groceries and other supplies.

Fourth Plain Village offers a wealth of housing, including two-story Craftsman-style houses, two-bedroom bungalows, duplexes, and contemporary condominiums. Add this to the central Vancouver neighborhood's parks and restaurants, and you've got a great place to call home.

I don't go out enough to be able to give the crime around this area very fairly, but I have heard that this area could use a little more help when it comes to making sure everyone is safe.
