With a healthy mix of both renters and owners of midcentury bungalows and ranch-style homes, Harney Heights offers a house for a range of budgets and lifestyles. With an average home value about $200,000 less than that of the Portland metro area—and as the neighborhood with the second-lowest average home price in Vancouver—the prices in Harney Heights are a significant pull factor to the neighborhood. So are the home styles. “They have a lot of the cuter, older homes that are authentic,” says Nicki Kingston, a realtor with John L. Scott Real Estate. “It’s the old vintage styles that people love to grab hold of.” Besides charming houses, Harney Heights is home to a few neighborhood restaurants and bikeable streets that take residents into Downtown Vancouver.

Harney Heights is mostly inhabited by renters—only 27% of the neighborhood’s residents own their homes. Still a largely residential neighborhood, 47.13% of the property in the area consists of apartment complexes. A significant portion of the rest contains ranch-style homes, bungalows and the occasional split-level home. Neighbors are never far from each other in Harney Heights, with homes that feature Craftsman detail work or midcentury modern finishings sitting close together on hilly streets. Most homes were built in the 1940s through the 1950s, and those with three bedrooms tend to cost between $400,000 and $500,000. Smaller bungalows with two bedrooms often sell between $250,000 and $380,000.

Asian cuisine on East Fourth Plain Boulevard
East Fourth Plain Boulevard features most of the neighborhood restaurants, including local favorite Silver Dragon. Scarlett Chinese lanterns pop against the delicate pink interiors of the restaurant. Locals crunch into crispy egg rolls and enjoy the classics, from tender barbecue pork to savory pork fried rice and chop suey. A few blocks away, Thai Little Home has been serving a variety of different curries and favorites like pad Thai in town since 1992. Visitors treat themselves to Thai iced tea, coconut ice cream with sweet sticky rice or mango sticky rice for dessert, surrounded by blooming flowers and orchids. Across the parking lot, Becerras International Groceries carries specialty Hispanic foods as well as fresh pastries, while a Walmart Neighborhood Market sells other essentials.

Globally educated students at Fort Vancouver High
Children in Harney Heights can attend nearby Martin Luther King Elementary School, which earns a C-plus from Niche. The school offers a Spanish and English Dual Language Program for kindergarteners through fifth graders, which consists of half native English speakers and half native Spanish speakers. After King Elementary, children can move on to C-rated McLoughlin Middle School, where they can continue the dual language program. They can conclude the language program at Fort Vancouver High School, which earns a C-plus, or they can enroll in the school’s Center for International Studies. The Center for International Studies introduces its students to global issues and guides them to consider how they can positively impact the world, in part through leadership and service activities throughout the school year. The school partners with the International Studies Schools Network, an organization of 30 schools throughout the country committed to educating globally competent students.

Saint Helens Park and Southcliff Park
Green space is incorporated generously around the Harney Heights neighborhood. Saint Helens Park nudges against Mill Plain Boulevard in the southeast of the neighborhood, offering 3.2 acres of greenery and soft trails lined with colorful flowers in the spring. Residents can also visit Southcliff Park, just south of the neighborhood, for more prolific greenery and a playground. Thin walking paths cut through dense beds of fern and ivy and between towering trees with ivy that scales up their trunks. The Burnt Bridge Creek Trail—almost eight miles in total—runs alongside its namesake creek, snaking through part of Harney Heights.

Bikeable to Downtown Vancouver and Uptown Village
Harney Heights is bordered by two major thoroughfares in the area: East Fourth Plain Boulevard in the north and Mill Plain Boulevard in the south. On East Fourth Plain Boulevard, residents will find most of the neighborhood’s restaurants, as well as the Walmart Neighborhood Market. Mill Plain Boulevard runs west over the interstate and between historic Downtown Vancouver and the trendy Uptown Village area.
“[The neighborhood] is near Officer’s Row, and it’s close enough to downtown to even be bikeable,” Kingston says. “There aren’t walking trails, but it has a city-like vibe.” Harney Heights is also less than five minutes away from Interstate 5, which takes commuters across the Columbia River and into Downtown Portland—11 miles away—in around 25 minutes.

Harney Heights is a great neighborhood, with a combination of people who have lived there for decades and new families moving in. It's pretty laid back, everyone knows who everyone is and we look after each other. The houses aren't extravagant, many are being updated, but usually they are on larger lots, so you will actually find usable yards. It's close enough to downtown to get there fast, but far enough away to keep the noise to a minimum.
