The Marrion neighborhood of Vancouver has midcentury homes with spacious lots that surround the neighborhood and a shopping center that sidles up next to Interstate 205. Additionally, the neighborhood is also zoned for one of the top-rated schools in the city, Mountain View High School. “If they have teenage children, people are looking for a good school district near infrastructure like grocery stores, hospitals and freeways,” says Jenny Jones, a real estate broker with Coldwell Banker.

Towering pine trees form the backdrop for the quiet residential streets that make up Marrion, where late midcentury architecture is the most common in the real estate market. Split-level and ranch-style homes constructed in the late 1960s and 1970s often have intricate landscaping in the front yard, fetching between $420,000 and $525,000. Ample lots have room for outdoor living spaces, backyard storage and blooming gardens. A few new traditional builds from the 1990s can be found as well, ranging from $550,000 to $615,000. “It’s more of an established neighborhood, so [residents] have larger square footage for lot size,” Jones says. “They can make it their own because there’s no homeowners association.”

Depending on where students live in the neighborhood, they can attend either Marrion Elementary School or Ellsworth Elementary School—earning a C grade and a C-plus from Niche, respectively. Wy’East Middle School receives a C-plus, while the A-minus-rated Mountain View High School offers 63 after-school club options, from debate team and astronomy club to weightlifting club. Its Science Bowl team has won regional competitions and advanced to the national championships in Washington D.C. in both 2023 and 2024.

Restaurants surround a Walmart Supercenter
The neighborhood includes several conveniences, namely a Walmart Supercenter on its southeastern side. The supermarket is surrounded by restaurants—some are national chains, like Arby’s and Jack in the Box, while others are locally owned. Chefs at Hap Steam Healthy Cuisine labor over handmade steamed dumplings, which come with savory and flavorful sauces. Other menu items include refreshing caffeine drinks from South Asia, like Thai iced tea, Vietnamese iced coffee and dalgona coffee, a whipped, cold coffee from Korea. I Heart Gyro is also nearby, offering fluffy gyro wraps, kabobs and refreshing lemonade made with rose water. Fred Meyer and Trader Joe’s are next to each other, catty-cornered from Walmart.

State highway and express bus route to downtown
Marrion is about 8 miles away from downtown Vancouver, and it’s conveniently connected to the city center by several highways. Interstate 205 runs along the east side of the neighborhood, traveling south past the Portland International Airport into the “City of Roses.” Before it crosses the river into Oregon, Interstate 205 traverses Washington state Route 14, which connects drivers to downtown Vancouver. Mill Plain Boulevard also reaches downtown Vancouver, passing several shopping centers. C-TRAN’s Vine on Mill Plain express bus route stops along the boulevard before reaching Vancouver’s city center.
I-205 runs along the east side of Marrion.

Fresh vegetables at Marrion Neighborhood Garden
Marrion is spotted with green spaces, though none are particularly developed. Children can burn energy at Marrion Elementary School Park, which has a playground and a paved path that loops around its 5 acres. Residents can grow radishes, peppers, onions and other vegetables in the Marrion Neighborhood Garden, or enjoy the largely untouched landscape of the Tranquility Nature Area, a 5.6-acre space with nothing but a trail and a few benches. Farther northwest, the Burnt Bridge Creek Trail starts in Meadowbrook Marsh Park, where beaver, deer and several species of birds inhabit the meadows and wetlands along the trail.

There is not much to see in this area. It is a suburban kind of area, you live, work, and when you want to see an attraction you go to neighboring cities and states. There is not much to do in your own area. The one aspect that might attract people could be the Fort Historic Site, other than that, not much comes to mind.

There are many scenic opportunities with in driving distance. One of my favorites is the scenic highway that takes you to Multnomah Falls.
