An eclectic suburb waiting to be discovered
Minnehaha is a suburb of Vancouver, but it's a far cry from what most buyers think of when they hear the word "suburban." With its many parks, locally-owned restaurants, and overall lack of traffic, Minnehaha is a rare kind of suburb that greatly reflects the culture of the cities to which it acts as a quieter satellite. "Most of the time, people are buzzing by and they don't even know Minnehaha exists until they come in and say 'wow, this place is amazing,'" says broker Susan Gregory of Wayne Kankelberg Real Estate, who has sold homes in Minnehaha for over 10 years.
Old-school dining and big box retail
The area's suburban-esque atmosphere stands out even more thanks to Minnehaha's availability of activities. "It doesn't feel like modern suburbia wherein homes are close together and similar looking, so it's a bit more of an eclectic area," says Gregory. A drive of no more than 3.5 miles can take locals to the Vancouver Mall, which in addition to its many stores and outlets inside, has a collection of chain restaurants and other retail outlets, such as Total Wine & More. A Safeway on Andresen Road also makes home-cooked meals a piece of cake. But when the sweet tooth hits, locals flock down to Donut Nook for their fritters and other confectionary. "Donut Nook is famous in the area because it's been there forever, and it's just a place that everybody still treasures," says Gregory. "Another place to check out is a Mexican restaurant named Miguel's, which the family just reopened after it had a fire and burned down years ago."

Something old, something new
Minnehaha sits northwest of the convergence of Interstate 205 and State Route 500, extending west and running south of 63rd Street. The once-tree-laden area is now seeing a great deal of development, but many tall, mighty pines still reach up to the sky and obstruct the visibility of homes from the street while still bolstering their curb appeal. "People have really been liking the opportunity to own a new home in an already established neighborhood," says Gregory. As those new builds continue to pop up amidst spacious rows of midcentury ranch styles and Prairie homes, their styles tend to emulate the traditional Craftsman design, and some have been designed as condominiums. A home in Minnehaha could sell for anywhere between a high $200,000 price tag to just under $1 million, but the majority sell for around a median of $448,850.

Enough parks to go around
The Pacific Northwest is widely known for its wealth of serene parks and Minnehaha is no exception. "Vancouver has been really good about making sure there's parks within walking distance of home," says Gregory. In Minnehaha, parks such as Bosco Farm Neighborhood Park offer visitors a place to let loose on the playground or lace up on the basketball half-court. Over on the other side of the neighborhood, Tower Crest Neighborhood Park offers a woodland-themed jungle gym, harkening back to Minnehaha's early days, when it was named "Black Forrest" for its impossibly thick rows of trees. If looking for a place to get out for more than an hour or two, residents can drive less than a mile west of the neighborhood to the Ellen Davis Trail, which extends for 4 miles out-and-back and even connects to Vancouver's extensive collection of other hiking trails.

Dodging the limited traffic
Owning a car is recommended for daily life. "Minnehaha is really not a super walkable area, so it's suburban in that respect," says Gregory. "I think the main draw is that Minnehaha has less traffic than other areas even though it's close to Interstates 5 and 205, so you have quicker commute times regardless."
Both Hwy 500 and I-205 border Minnehaha, providing easy access to Vancouver and beyond.

Students mingle at many diverse schools
Students in Minnehaha attend options belonging to the Vancouver School District, which is highly rated and receives an overall Niche score of B. Most begin at Truman Elementary, Minnehaha Elementary or Walnut Grove Elementary, all with Niche scores of C-plus or higher. From there, most students attend Gaiser Middle School, which has a Niche rating of C-plus, while others attend Jason Lee Middle, which has a B Niche rating. Finally, the two high schools—Fort Vancouver High and Hudsons Bay High—both receive overall Niche scores of C-plus and scores of A for diversity.
