Quiet Vancouver suburb’s shopping scene finds new life
North Garrison Heights was once a sleepier neighborhood, with community parks scattered between homes from the midcentury and the 1990s. More popular stores and restaurants that settled in the neighborhood’s shopping center energized the neighborhood, which is advantageously located between Interstates 5 and 205, about 7 miles away from downtown Vancouver. “People are drawn there,” says Dawn Beaudoin, a broker with Realty ONE Group Prestige, referring to the shopping center, The Mill, that found new life in the neighborhood since her childhood days there. “It was going downhill—things were coming and going. But in the last 10 years, good, established businesses have come in and there was a revitalization, and houses started being renovated.”
Midcentury homes with larger yards add appeal
Homes priced below averages in both the Portland metro area and the country make up a large portion of the housing stock in North Garrison Heights. Ranch-style homes from the 1960s often come on lots ranging from a little under a quarter of an acre to a third of an acre, roomy enough to accommodate recreational vehicles, boats, sheds or additional dwelling units. “[North Garrison Heights] has a little more character than the newer neighborhoods, which can look all the same,” Beaudoin says. “It also has bigger lot sizes. [Buyers] won’t get as much elsewhere.” More recent bungalows from the late 1990s tend to come on smaller lots, though both home styles range from $430,000 to $550,000. New traditional homes with Craftsman details flaunt large picture windows, flooding interior space with natural light. Constructed throughout the 1990s, these homes fetch between $615,000 and $650,000.
Bless your Heart Burgers, bagels, Bolognese and more
The shopping center known as The Mill in the southwest of the neighborhood has reenergized the area, driving traffic to local restaurants like Bless Your Heart Burgers and Woody’s Tacos, a casual stop-in for tacos of all sorts, enchiladas and Mexican corn. Residents can start their mornings strong with Seize the Bagel, a family-owned café that offers 20 different flavors of bagels—from Snickerdoodle to asiago and bacon chive cheddar—stuffed with sandwich ingredients and generous layers of cream cheese. For a more upscale meal, Nostra Tavola crafts pizzas, pasta dishes and other artfully plated meals that come drizzled with sauces and punctuated with garnishes. Farther east, a Walmart Supercenter, Trader Joe’s and Fred Meyer offer several grocery shopping options.
Access to downtown Vancouver, Interstates 5 and 205
Mill Plain Boulevard is a main thoroughfare that runs along the southern border of the neighborhood, home to PeaceHealth Hospital and PeaceHealth Southwest Medical Center. The road leads to Interstate 5 and downtown Vancouver, about 7 miles west, as well as several grocery stores slightly east of the neighborhood. National grocery chains are scattered around Interstate 205, which commuters can take to Portland and Portland International Airport, also roughly 7 miles away. The neighborhood is situated slightly north of Washington state Route 14, which is usually a faster route to downtown Vancouver. The C-TRAN's Vine on Mill Plain rapid transit bus line runs along Mill Plain Boulevard, connecting to downtown Vancouver.
Eight baseball diamonds at David Douglas Park
Homes in the neighborhood's north back up to Meadowbrook Marsh and the beginning of the Burnt Bridge Creek Trail, which hikers and cyclists can follow for about 8 miles west to Vancouver Lake. The area is also dotted with smaller neighborhood green spaces, like John and Magrette Coop Park, which has a playground and swing set. Next door to North Garrison Heights, David Douglas Park is the largest community park in the city. With eight baseball diamonds, Columbia Little League and the Vancouver-Clark Parks and Recreation Softball program have claimed the park as their stomping grounds.
2023 National Science Bowl Regional champions
Children in the neighborhood may start their public schooling at Marrion Elementary School, which receives a C grade from Niche. They may then move forward to Wy’East Middle School, which maintains a C-plus, before attending at Mountain View High School, earning an A-minus. The high school is rich with extracurricular activities—it’s home to 63 after-school clubs, including the debate team, astronomy club, weightlifting club and art club, and it’s also the winner of the National Science Bowl regional in 2023. Alternatively, high school students may apply for the Henrietta Lacks Health and Bioscience High School, which receives a B-plus.
