Residents of Northwest Vancouver enjoy elevated views of Vancouver Lake, the surrounding farmland and the far-off West Hills stretch on for miles. Just a 10-minute drive from downtown Vancouver, Washington, this neighborhood sits on the edge of urban and rural living, with Oregon countryside just a short drive west. “Residents of Northwest Vancouver are close to everything life has to offer,” says Kelly Muscarella, a managing broker with Keller Williams commercial. “The housing market here is highly competitive. It’s a really desirable area, mainly because of proximity to downtown. You can quickly hop on I-5 and get to downtown Vancouver or Portland in less than 15 minutes.”
Established homes and competitive prices
Northwest Vancouver offers a collection of ranch-style and split-level houses built between 1950 and 1970 that you'll find on the same streets as contemporary houses built in the past two decades. Most homes range from $450,000 to $650,000, while some houses on the neighborhood’s west end feature ridge-side views of Vancouver Lake and have price tags between $750,000 and $900,000. With an average listing price of $545,000, houses here tend to be a bit pricier compared to the average Vancouver home. “It’s a walkable area that’s appealing to people of all ages,” Muscarella says. “A lot of families live here, and parents can walk their young kids to the elementary school.” The neighborhood’s quarter-acre lots often feature fenced-in back yards and landscaped front yards dotted with shrubbery and flowers.

Hazel Dell amenities
While the community is almost entirely residential, driving 2 miles east along Northwest 78th Street brings folks to the retail and dining hub of Hazel Dell. Discovery Middle School earns a C rating and a student-to-teacher ratio of 15-1. Hudson’s Bay High School is a 10-minute drive from Northwest Vancouver.
