Parkway East evolved from farmland into a cluster of subdivisions
When real estate developers purchased Rex and Della Ireton's old farm in the late 2000s, they quickly filled it with contemporary houses that wrap around a cul-de-sac atop smaller, 4,000-square-foot lots. And you could tell this story about every other property in Parkway East. Stretching for a ½-mile down Northeast 162 Avenue from Northeast 28th Street to Northeast 39th Street, this 160-acre neighborhood in east Vancouver was farmland until the early 1970s. It's home to the Good Shephard Lutheran Church, named after someone who grazed sheep on the property until the 1980s, and a handful of residential subdivisions like Crystal's Meadow, built on the Ireton's old farm.

Ranch-style homes, manicured lawns and subdivisions with sidewalks
Outside of two remaining farmhouses, this neighborhood's oldest houses are a collection of ranch-style houses built during the 1970s on winding streets in its southwest corner. These houses sit atop 10,000-square-foot lots with space for a well-manicured front lawn and a fenced backyard. They quickly give way to one- and two-story contemporary houses built within the past 40 years that lead with a garage. These newer houses sit on much smaller, 4,000- to 8,000-square-foot lots where space for a yard is limited, if you have one at all. The neighborhood's houses fetch $400,000 to $650,000 apiece regardless of their age or lot size. And sidewalks are only present in the newer subdivisions, so you almost trade the extra space you get in an older subdivision for the added mobility of the neighborhood's newer sections.

Natural space at Wyckoff Park, playgrounds and a basketball court
Parkway East's northeast corner is home to Wyckoff Park, an undeveloped ½-acre park shaded by tall Douglas fir trees like many other parts of the neighborhood. Luckily, the 5.3-acre Diamond Park and the 5-acre Fir Garden Park are a ½-mile of the neighborhood's center, so you won't have to travel too far to find the nearest playground or basketball court.
Wyckoff Park on NE 37th St gives Parkway East residents green space for play and relaxation.

Restaurant variety close to home and grocery stores in a short drive
The 162nd Place Shopping Center, where you'll find Petra House Mediterranean restaurant and McMenamin's East Vancouver Pub, is also within a ½-mile of the neighborhood's center. But you'll have to travel about 2.5 miles before you get to its two closest grocery stores, the Safeway on Northeast 28th Street and the WinCo Foods on Northeast 136th Avenue. This is probably why some residents consider the Rite-Aid Pharmacy at Parkway East's southeast corner to be the neighborhood store.

Evergreen Public Schools serve the area and score highly
Children who live in the neighborhood will attend Burton Elementary School, which with a student-teacher ratio of 11-1, boasts smaller than average class sizes compared to Clark County and Washington State. They'll move on to Pacific Middle School and Evergreen High School, both of which received a B- on Niche.com. Evergreen Public Schools, the third-best school district in Clark County, according to the website, manages these three schools.
