Riverview is a waterside Vancouver neighborhood near the city center
Stretching over 20 blocks, Riverview might be the smallest of Vancouver's 69 neighborhoods. Yet its 514 residents enjoy a lifestyle you'd have difficulty matching in other parts of the Portland Metropolitan Area. "You're on the water and close to everything in this city," says DeAnna Bryson, owner and principal broker at the Bryson Group, a Berkshire Hathaway HomeServices Realtor.
Homes with Columbia River views and condominium complexes
Riverview occupies a ¼-mile wide strip of south-central Vancouver between the Columbia River's northern shore and the Lewis and Clark Highway, State Route 14. Its three and four-bedroom mid-century modern and contemporary houses fetch anywhere from $600,000 to $4 million. They can command that price because 1) they're either on the water or less than 450 yards from it, and 2) some sit atop 10,000-square-foot lots that leave plenty of space for a large back patio and a pool. "The larger lots are hard to find, especially on the river," Bryson says. Two and three-bedroom units in one of Riverview's condominium complexes offer a slightly more affordable option that starts in the low $600,000s. But here, too, you could expect to pay a premium the closer you get to the water. Last year, Bryon's firm sold a two-bedroom unit with unobstructed views of the river and Portland's city lights at the Sahalie at Tidewater Cove gated community for $1.1 million, or $679 per square foot. That's more than twice Vancouver's median home price of $296 per square foot, and it still isn't the neighborhood's most expensive unit.
Narrow streets and trail access at Wintler Community Park
Riverview's main thoroughfares – Southeast Beach Drive, Southeast Columbia Way, and Southeast Riverside Drive – are narrow streets without parallel parking, let alone sidewalks. However, pedestrians could find a safe route to downtown Vancouver via the 5-mile-long Columbia River Renaissance Trail, which starts at the 12.5-acre Wintler Community Park in Riverview's southeast corner. "You could walk downtown if you're a good walker," Bryson says. She recommends either riding a bike downtown or hopping in your car and driving downtown via State Route 14 in seven minutes.
The Cove at the marina and Grand Central Retail Center nearby
Riverview's only restaurant is The Cove, a raw bar/seafood restaurant next to the Tidewater Cove Marina. This place also serves steaks and brunch on Saturday and Sunday mornings. You'll find a Fred Meyer grocery store, the Ginger Pop Thai Restaurant, and The Rock Wood Fired Pizza at the Grand Central Retail Center. This shopping center is about halfway to downtown from Riverview on State Route 14.
Vancouver School District, which offers a dual language program
Neighborhood children will start their K-12 academic careers at Harney Elementary School, one of four elementary schools that participate in a dual language immersion program operated by the Vancouver School District that offers half its lessons in English and half in Spanish. From here, they'll move on to McLoughlin Middle School, which also participates in the dual language program, and Fort Vancouver High School Center for International Studies. All three of these schools received a C or a C+ on Niche.com.
