Many of the Portland transplants relocating to the West Minnehaha neighborhood of Vancouver, Washington are looking for a change, yet still hoping to stay close to the city. The interstate that borders the community allows them to do just that, granting residents quick access to both Downtown Portland and Downtown Vancouver. The neighborhood is also home to the Bonneville Power Administration, a significant employer in the area. Apart from proximity to larger urban and employment centers, West Minnehaha offers a diverse mix of older and newer homes, multiple green spaces designed for both humans and their most loyal companions as well as other conveniences.
Proximity to necessities is a priority for residents
One of the top priorities for West Minnehaha residents is an easy commute. “They want proximity to things all around,” says Susan Gregory, a broker with Wayne Kankelberg Real Estate. “There are a lot of people moving from Portland, where there is a density of traffic.” Moving to a suburban neighborhood like West Minnehaha takes away the inconveniences of urban life, like traffic. One of the neighborhood’s highlights is its border with Interstate 5, which takes commuters straight through Downtown Vancouver and into the center of Portland. State Route 500, which delineates the neighborhood’s southern border, travels east to the shopping centers of Vancouver Plaza and Vancouver Mall before dropping drivers off at its intersection with Interstate 205. Saint Johns Road and Saint James Road, running alongside the east of West Minnehaha, are home to local restaurants, bars and small businesses, including the popular House of Beijing and Donut Nook.

Disc golf in Leverich Park
Sprawled across the southwest corner of the neighborhood, Leverich Park offers 16 acres of nature to Vancouver residents. One of the oldest parks in the city, it features a disc golf course for athletes in the know about the latest games. Another of the park’s biggest attractions is the trail that runs alongside Burnt Bridge Creek. Paved with asphalt and often scattered with pine needles, the seven-mile trail takes runners and hikers from Leverich Park through Arnold Park and beyond. Hikers may run into encampments of unhoused people in the park.
Another popular trail in the neighborhood is named after a local outdoor advocate who hiked ten miles every week, even at the age of 94. The Ellen Davis Trail is teeming with wildflowers and greenery of all sorts, with a trailhead in Leverich Park and another entrance point across the neighborhood on Saint James Road. Finally, Ike Memorial Park is a popular green space for residents and their four-legged friends, where dogs can socialize without the constraints of a leash.

Newer contemporary traditional builds replace older homes
West Minnehaha consists of two primary types of housing: older homes on larger lots, and the newer builds that are gradually replacing them. “Our county is requiring more and more density in all of the new construction,” Gregory says. “Older, half-acre to two-acre lots are being redeveloped to create more housing.” Some of the older housing in the neighborhood includes ranch-style builds and bungalows with three to four bedrooms that were constructed from the 1940s through the end of the last century, selling between $400,000 and $550,000. The larger lots that many of the neighborhood’s older homes sit on allow for terraced front gardens, fenced-in backyards and storage sheds. Some of the newer builds that have been replacing the older West Minnehaha homes are contemporary traditional homes with tuck-under garages and Craftsman-style details built after the 2000s. Though they may come on smaller lots, these newer homes cost between $550,000 and $630,000.

Southern-inspired food at Frontier Public House
Residents head to Saint Johns Road and Saint James Road to enjoy their favorite neighborhood restaurants, including the House of Beijing. Serving classic Chinese dishes like chicken lo mein, broccoli beef, fried rice and pan-fried noodles in generous portions, dinner from House of Beijing often doubles as lunch the next day.
On the other side of the neighborhood, Frontier Public House specializes in cuisine from the other side of the world. A comfortable diner with exposed brick, the kitchen staff crafts Southern-inspired appetizers, like fries smothered with chicken gravy, chicken-fried oysters, as well as prime ribs every first Friday of the month, alongside classic American cocktails. For groceries, many residents drive less than ten minutes away to a recently built New Seasons Market, near what locals call “Uptown Village” and its coffee shops, restaurants and boutiques.

Local students attend Minnehaha Elementary School, which earns a B-minus from Niche, before moving on to Jason Lee Middle School, receiving a B. Lastly, they attend Hudson’s Bay High School, which earns a C-plus and offers a Construction Trades program to its students. After receiving acceptance to the program, high schoolers can take coursework in framing, plumbing, foundations and basic electrical work before concluding with an individualized capstone program. As part of the State of Washington Apprenticeship Preparation program, students in Construction Trades take strides to kickstart their post-high school careers, some even earning their forklift driving certification in their last semester.
