Occupying a convenient location on Florida’s Gulf Coast, East Gate is an engaged residential neighborhood with a strong sense of history. Only a short distance from the Gulf of Mexico, the Venice waterfront community bordering Roberts Bay features multiple organizations dedicated to ensuring residents are happy and informed. “There are a lot of homeowners associations. You can be as involved, or removed, as you want,” says Melissa Brookes, a Realtor with Paradise Realty of Venice Inc., who describes the neighborhood as a “quaint, hometown gem.” The East Gate Homeowners Association keeps residents abreast of pertinent news with a bulletin board at East Gate Park, which hosts an annual community picnic and holiday events. The Pinebrook South Homeowners Association provides a helpful, informative website for its residents to use, and the Magnolia Park Condo Association runs one of the neighborhood’s newer residential developments.
Condos, ranch homes, manufactured housing are all available
Magnolia Park’s condominiums, which feature detached garages and elevators, are part of an eclectic mix of neighborhood housing. Bird Bay Village is a resort-style development offering condominiums with access to an array of modern amenities highlighted by a golf course, pool and tennis courts. “There is a lot of new construction and new development,” says Brookes. “But there’s also a lot of ranch homes because this is an established area. It was one of the first to be developed.” The single-family homes in Pinebrook South are indicative of the traditional housing, with midcentury homes on spacious lots predominant along tree-lined streets. Those homes typically list in the $300,000 to $500,000 range. Condominiums range in price from $250,000 to $350,000. In addition, there are several manufactured home communities in East Gate, including Bay Indies, a large collection of housing built around ponds that stands out for its amenities and residential landscaping. Manufactured home prices typically range between $50,000 and $150,000.

Historic train depot, Gulf beaches are popular destinations
While East Gate Park is central to the community, it is one of the neighborhood’s smaller parks, surrounded by homes in a small subdivision. Rollins W. Coakley Railroad Park is home to the Historic Venice Train Depot, the only surviving passenger station in Sarasota County. The depot, built in 1927 and renovated in the early 2000s, is on the National Register of Historic Places and houses a small museum highlighting local history. Adjacent Legacy Park features a train-themed playground and kayak/canoe lunch, and it is the starting point for the Legacy Trail, a paved bike path that connects Venice to downtown Sarasota. Just north along the waterfront is Patriots Park, built in the aftermath of 9/11. The park’s paved courtyard is dedicated to veterans of world wars and first-responders. Annual Memorial Day and Veterans Day events are held there. If there wasn’t enough to do in the neighborhood, the city’s popular Gulf beaches are only 2 miles away.

Tamiami Trail has "everything you could want"
The Gulf Coast’s primary thoroughfare is U.S. Highway 41, also known as Tamiami Trail, and it runs through much of East Gate. “Tamiami is completely built up,” says Brookes. “You really don’t need to leave the area. It has everything you could want.” Bird Bay Plaza is a centralized location for retail and dining, while other options are available along the Tamiami Trail business corridor as well as the Venice Avenue corridor, which includes the Publix-anchored Venice Commons and local favorites Off-Trail Bike & Brew, an eclectic themed eatery, and Patches, a highly rated family restaurant that advertises the “fluffiest pancakes in Venice.” East Gate residents also have quick and easy access to the island of Venice via a short causeway along Venice Avenue in the southwest corner of the neighborhood. “You’re really close to downtown Venice, which has a ton of restaurants and shops and a world-class theater,” says Brookes.

Residents enjoy close proximity to top-rated elementary, high school
Just outside the neighborhood, across an inlet of Roberts Bay, are two of the three top-rated schools that students can attend from kindergarten through 12th grade. Venice Elementary and Venice Senior High, both A-rated schools by Niche, are within walking distance of the Venice Avenue causeway, while Venice Middle School, rated A-minus, is located about 5 miles away in neighboring Plantation.

Quick and easy access to Downtown Wellen Park and Sarasota
The Tamiami Trail provides access to points of interest nearby and along the coast. It turns east just south of the neighborhood and leads directly to Downtown Wellen Park, a contemporary mixed-use gathering place that is the centerpiece of south Sarasota County’s newest master-planned development. Downtown Sarasota is less than 20 miles north along the Trail, which can be taken further north into Bradenton to catch Interstate 275 for travel to St. Petersburg and Tampa Bay.
