Green landscapes might be unexpected in the heart of the desert, but that’s precisely what Verde Village offers. Located along the Verde River in central Arizona, this community is full of trees and shrubs in the front yards of homes, while nearby hiking trails offer a trek through ponderosa pines and walnut trees. The greenery combined with the nearby red rocks of Sedona make Verde Village a recreation hotspot. “There’s a ton of outdoor activity. A ton of hiking, kayaking, horseback riding, ATV tours,” says Nisreen Hawley, a Realtor with Berkshire Hathaway HomeServices Arizona Properties who sells homes in Verde Village. “It’s a very outdoors-friendly community. We have wonderful weather year-round, except maybe July and August.” While the natural attractions are a big draw to the area, Hawley adds that convenience and affordability also lead homebuyers to Verde Village, as it has lower-priced homes than nearby communities. It’s also about 4 miles south of Cottonwood and about 30 minutes from Sedona, each home to a wide array of shopping and dining.

Suburban and rural homes in Verde Village
Verde Village comprises several sections, some east of Arizona State Route 260 and some west of the highway. Most sections of the community have ranch-style houses fairly close together on suburban streets, although there is a section primarily consisting of manufactured houses. The community’s northern end has ranch-style homes and farmhouses on larger lots, including some working farms. There is no homeowners association in Verde Village, but an optional property owners association includes access to a swimming pool and a community center. The median home price is around $430,000, up 7% over the past year. The median price is slightly more expensive than in Cottonwood, however, the price per square foot is not as high. Verde Village also has a lower median cost than nearby communities like Sedona and Cornville.

Exploring the mountains and desert of Central Arizona
From the Verde River to nearby mountains, outdoor activity is abundant in Verde Village. The river is accessible from multiple spots, including the Black Canyon Fishing Site, and offers room for fishing and kayaking. Black Canyon Trail in the Prescott National Forest is open to hikers, mountain bikers and horseback riders. The trail leads through landscapes dotted with cactus, juniper and ponderosa pines and offers views of the Sedona red rocks and the San Francisco Peaks. Mingus Mountain is further west and has more trails, plus hang-gliding platforms. Red Rock State Park is a short drive from the community and has several trails through scenic rock formations. Traditional city parks with playgrounds and sports fields are available in nearby Cottonwood.
Hikers and bikers living in Verde Village have access to many trails in the area, including the Black Canyon Trail in the Prescott National Forest.
Residents of Verde Village can head to the Black Canyon Fishing Site for a day of relaxation on the Verde River.

Local shops and restaurants in Old Town Cottonwood
Verde Village has limited commercial activity, but Cottonwood has several nearby shopping and dining options. There are stores like Walmart, Home Depot and Fry’s just north on Highway 260. North Main Street in Cottonwood features locally owned businesses, including antique stores, cafes and wineries. “Old Town Cottonwood has really become a food-central place for wine tasting and farm-to-table restaurants,” says Hawley. She adds that locals can head to Sedona for even more restaurant and shopping destinations.

Advanced classes to prepare Verde Village students for success
Cottonwood-Oak Creek School District gets a C rating from Niche and serves approximately 1,800 students from kindergarten through eighth grade. Mingus Union High School District serves grades nine through 12 and receives a B grade. The high school offers several Advanced Placement courses and has a robust career and technical education program. It has been named an A+ School of Excellence by the Arizona Education Foundation. The Yavapai County Education Service Agency is working on a project to build broadband connections in the community, offering high-speed internet to students and other local residents.
Oak Creek Elementary School is a great place for an education in Cottonwood-Verde Village.
Football is popular at Cottonwood’s Mingus Union High School.

Arizona state highways lead to nearby cities
Highway 260 is the main route through the community, leading north to Cottonwood and connecting with State Route 89A, which leads to Sedona. The Verde Valley Medical Center, one of the area’s largest employers, is about 5 miles north in Cottonwood. Public transit is available on the Cottonwood Area Transit bus system, which has a route that connects Verde Village to downtown. The closest commercial airports are each about an hour away in Prescott and Flagstaff.
Hot days in the central Arizona desert
The Verde Village area has a hot, dry climate, with average highs of 77 degrees and about 17 inches of annual rainfall, lower than the national average. “We do sometimes hit triple digits around 100 or so. It’s not Phoenix hot but it’s hot for hiking and outdoor activities,” says Hawley. There is a moderate risk of flooding in the area due to the nearby river.
Some back roads in Verde Village are subject to flooding during heavy rain.
Fire is a real concern for the residents of Verde Village.

Decreasing crime in Yavapai County
Data from the Arizona Department of Public Safety shows that Yavapai County had an 8% decrease in overall crime in 2023. The overall crime rate in the county is lower than the U.S. average.
