Just below Vero Beach South, the entirely residential neighborhood of Indian River Heights draws in homebuyers looking for a stable suburb within the Vero Beach zip code. The neighborhood's residential roads, neat lots, and midcentury homes are subtle yet quiet, and their convenience for everyday essentials is a huge plus. "It's got an old Florida charm," says Chris Junker, a Realtor with Re/Max Crown Realty, who lives in nearby Sebastian and has sold in the area for over a decade.  "The nice thing about neighborhoods in Vero and Sebastian is that we're just inconvenient enough for the masses. If you want to come to this area, you must really want to come here. It's boring in a good way."

Midcentury ranch and bungalows

With homes mainly built between 1960 and 1980, Indian River Heights is known for its neat, narrow residential streets and entry-level price points. "The most reasonable price points you'll find in Vero Beach anymore are in the low-to-mid 300,000s," says Eric Attio, a Realtor with Keller Williams Realty of VB. He's lived and sold homes in Vero Beach for 20 years. "It's just outside of Vero Beach South, which used to be just cow pastures, and now there's multi-million-dollar houses. So you avoid that high price point range." With most homes in the neighborhood being ranch and bungalow styles, prices don't fluctuate much, with price tags between $250,000 and $350,000. Houses that have undergone extensive renovation may cost around $380,000 to $400,000.

On the path to Vero Beach High

Indian River Heights falls under the Indian River County School District, which receives an A-minus grade from Niche as a district. Many local kids will be sent to Citrus Elementary, less than a mile west of the neighborhood. It's graded with a B on Niche and makes the top 10 list of best elementary schools in the district. Students can move on to Oslo Middle, graded with a B-minus, before heading to A-minus-rated Vero Beach High. The high school offers dual enrollment with Indian River State College so students can take college-level classes at the college, online, or during the summer.

Navigating the area via Route 1

Indian River Heights heavily relies on Route 1, a major thoroughfare that runs directly up the East Coast. Ramps to Interstate 95 are just a few miles away, and residents mainly depend on cars for transportation. Most residents will catch flights from Orlando Melbourne International Airport, 40 miles north. For health needs and emergencies, the neighborhood is only 6 miles from Cleveland Clinic Indian River Hospital, the largest medical center in Vero Beach.

Exploring Lagoon Greenway and the fun of South County Park

Indian River Heights is just 3 miles from the Intracoastal Waterway, so boating and kayaking are two favorite local pastimes. Found at the waterside is the Oslo Riverfront Conservation Area, with hiking trails that offer views of the Indian River and plenty of native animal and plant species. Popular for jogging and biking is the Lagoon Greenway, a 3-mile stretch of boardwalk that winds beneath giant oaks draped with Spanish moss. For outdoor recreation in a more manicured space, nearby South County Park – also known as Dick Bird Park – has a large playground, basketball and tennis courts, and four multi-purpose ball fields. It's also the site of the Intergenerational Recreation Center, where free community programs like art classes and pilates are held.

Daily essential shopping plazas and local eats

Sandwiched between Vero Beach South and Florida Ridge, residents of Indian River Heights have several commercial areas within a 5-mile radius. Found in Florida Ridge, South Point has a Publix, as does South Vero Square, and between the two of them are stops such as Walgreens, Winn Dixie, Dollar Tree and national banking locations. There are plenty of fast-casual options for eating nearby, as well as locally owned eateries. Pepper and Salt BBQ is known for its smoked brisket, while Twisted Lime offers creative cocktails, flavorful tacos and live music nights.
