New Jersey's largest city, with farming roots and jobs

Vineland is the largest city by area in New Jersey, home to over 60,000 people, the state’s only drive-in movie theater and many active family farms. “Vineland is known for farming,” says Christine Stucke, an associate broker with Berkshire Hathaway Services — Fox and Roach Realty, who has worked in real estate since 2006. “You have generational farmers that have been around for a long time.” In this Cumberland County town, agriculture plays such a large part in the city’s economy that its slogan is “Where it’s always growing season.”

Vineland is halfway between Philadelphia, Pennsylvania and the Jersey Shore, making it an area to live close to work while still having access to busier cities with U.S. Route 55. Stucke points out Vineland has a 3.5% sales tax, while the rest of New Jersey has a 6.625% sales tax, making Vineland more affordable than other nearby areas. Overall, the city offers a community that keeps farming as its roots while continuing to grow with new construction.

Working for Inspira or F&S

When it comes to working in Vineland, health care and manufacturing lead the job market. Inspira Medical Center Vineland has over 2,700 employees, ranging from medical personnel to support staff. Over 1,100 workers package and distribute fresh and frozen produce at F&S Fresh Foods. Through Project Beautify, small business owners get support from Vinelands’ Economic Development Department. Commercial businesses within the Urban Enterprise Zone can apply for funds to add landscaping, fix parking lots or renovate building facades.

According to the FBI, Vineland had a 3% increase in reported violent crimes and a 2% increase in reported property crimes between 2022 and 2023. Vineland’s crime rates surpass the state and national averages.

Vineland's established homes mix with newer builds

The city as a whole is a collection of houses and condos set in a grid pattern, and family farms fill the southeastern half of town. “Vineland definitely gives you options on many parts of the spectrum,” Stucke says. “There are some areas that cater to higher-end buyers that need to live in Vineland for one reason or another. It offers a variety of homes for different income levels, but Vineland still has rural scenery.”

Ranch-style homes and Colonial Revivals are most common, with Cape Cods and split-levels mixed in. Occasionally, homes with spacious lots on the outskirts of town can sell in the $900,000s, but most land in the $300,000 to $430,000 range. Manufactured homes, condos and single-family properties needing renovations fall below $215,000. The median price is $316,500, lower than the $418,700 median reported by the National Association of Realtors. Homes here also take, on average, 36 days to sell compared to the national average of 44 days.

Vineland often has hot and humid summers and moderate winters. Hurricanes usually downgrade to tropical storms by the time they reach Vineland, which can lead to heavy rainfall.

Driving south to Cumberland Mall and other national stores

Having so many family farms nearby leads to bountiful farmers markets, like Brassies’ Farm Market roadside stand. Family-owned Muzzarelli Farms has been selling fresh fruits and vegetables since 1937. Locally owned restaurants, small shops and the Landis Theater line Landis Avenue, Vinelands primary commercial hallway. Residents often drive south for more shops. “There’s a lot of shopping nearby, like Target, Cumberland Mall, all your typical stores,” Stucke says. “I used to live near Franklinville when my kids were young, and when we were talking about Christmas gifts, we went down there to shop.”

Route 55 to Philadelphia or I-77 to the Jersey Shore

Vineland is about 40 miles from Philadelphia, Pennsylvania and Atlantic City, about an hour-long drive. U.S. Route 55 lines the city’s western border and leads 40 miles north to Philadelphia and the Philadelphia International Airport. Residents can also book flights at Atlantic City International Airport, about 37 miles from Vineland when using the Atlantic City Expressway. Interstate 40 runs 50 miles to Jersey Shore beaches. NJ Transit buses have routes that flow south to Millville and north to Newfield.

Inspira Medical Center Vineland neighbors Rowan College of South Jersey, and the center has a helipad and doctor’s offices nearby. Most places of worship in Vineland are churches, primarily surrounding Landis Avenue and Delsea Drive. There’s also the Garden State Islamic Center, two synagogues and the South Jersey Sikh Society gurudwara.

Catching a show at New Jersey's only drive-in theater

Vineland has 18 park and recreation areas, and residents aren’t far from fishing spots, like Union Lake. Landis Park is one of the more popular destinations, with a Veterans Memorial Park, lighted baseball fields and walking paths. Vineland also has the only drive-in theater in New Jersey: Delsea Drive-In Theater. It opened in 1949, and moviegoers can catch current releases and throwback films between March and December. Another way to enjoy the outdoors is Eastlyn Golf Course, which was transformed into a 9-hole course from an 18-hole layout in 2023.

The Greek Orthodox Church of Saint Anthony is one of the many places of worship within the city, and the church hosts the annual Greek Festival every May, with homemade food, live music and traditional dances. The town also organizes other popular annual events, including the Food Truck Festival in September and the Puerto Rican Festival in July. The Vineland Area Chamber of Commerce sells tickets for the Dandelion Tasting at Merighi’s Savoy Inn every April, creating a space for business owners to network and celebrate local agriculture with meals featuring dandelions.

Brand-new college credit program in Vineland Public Schools

Vineland Public School District serves the city and earns a C-plus from Niche. In 2023, the district was one of four in New Jersey — and the only district in southern New Jersey — to receive grant funding for a dual enrollment pilot program. The district is partnered with Rowan University and Rowan College of South Jersey, allowing students who qualify to earn college credits while in high school.
