Kempsville Lake has low-cost townhouses and resident-only amenities
Even though it’s located less than a mile off Princess Anne Road, which is one of Kempsville’s busier streets, it can be easy to overlook Kempsville Lake. The large collection of townhouses along sidewalk-lined streets is known for its convenience and affordability, especially considering its residents-only amenities. “It’s very walkable, so it’s just a good place to walk your dog and see neighbors as you walk around the neighborhood,” says Sue DeValdes, an associate broker at RW Towne Realty who has been selling in the area for over 12 years. “And it’s also got a beautiful lake, which is just pretty to walk around and hang out at. And their other amenities are great as well.”
Athletic spaces, a pool right and big parks nearby
Kempsville Lake offers tennis courts and a playground for residents, as well as an outdoor swimming pool during the summer. Residents can also rent the community’s clubhouse for events. These amenities are all open only to Kempsville Lake residents. They come with the Kempsville Lake Community Association; fees for the community total $27 per month. “For first-time homebuyers or step-down homebuyers, retirees, that kind of thing, it’s a really good community because you get a lot of amenities and it doesn’t cost you that much,” DeValdes says. Outside the neighborhood, Kempsville Greens Golf Club is less than a mile away. The locally famous Mount Trashmore Park is just 2 miles away, offering popular walking trails, two manmade lakes for fishing, a large playground and a skate park. The Virginia Beach Oceanfront is about 11 miles away, making it easy to spend a day enjoying the sun and waves.

For the most part, Kempsville Lake’s colonial-style townhouses have two or three bedrooms with small fenced backyards. Virginia Beach’s public and charter schools, Regent University nearby
Niche gives Virginia Beach City Public Schools an A and lists the district as the second-best in the Norfolk area. Children in Kempsville Lake typically attend Kempsville Elementary School and Larkspur Middle School, which both have an A-minus, and Kempsville High School, which has a B-plus. The Entrepreneurship and Business Academy, which is part of the district’s Academies and Advanced Programs initiative to provide students with extra academic opportunities, is located in the high school. Green Run High School, a popular charter school that Niche gives a B and lists among its top five standout high schools in Virginia, is also about 4 miles away. At this 2024 National Blue Ribbon School, the curriculum is based on the International Baccalaureate program. All upcoming ninth graders are invited to apply to the charter school, but if there are more than 125 applicants, admission is based on a lottery.
Regent University, a private Christian college known for its law, psychology and liberal arts programs, is also 4 miles away.

Major roads and access to I-264, commutes to nearby military bases
No major roads run through Kempsville, keeping it quieter and walkable. But Princess Anne Road is less than a mile away. It also takes just a few minutes to hop onto South Witchduck Road, otherwise known as state Route 190, and Interstate 264. Sentara Leigh Hospital is just under 4 miles away. Joint Expeditionary Base Little Creek-Fort Story is 7 miles away and Oceana Naval Air Station is about 14 miles away. Norfolk International Airport is 9 miles away.
Surrounded by shopping centers and 2 miles from Town Center
Kempsville Lake is entirely residential, but essentials are always nearby. Less than 2 miles away, the Kempsville Plaza Shopping Center area offers a few local restaurants and essentials. Aloha Hawaiian BBQ is a favorite for Hawaiian-style and Asian food, and Mesob Café has Ethiopian food. Nearby, Coastal Café has a laid-back vibe and outdoor seating. The shopping center also offers a Food Lion for groceries. There’s another shopping center about 2 miles south with more restaurants and a Kroger, but Town Center of Virginia Beach, 2 miles away, is a destination on its own. The busy area has a movie theater and is brimming with restaurants and major retailers, especially at Pembroke Square Mall, which houses Nordstrom Rack, Old Navy and Target. “You’re just very central to everything,” DeValdes says, adding that being so close to Town Center is a major plus for many.

Live music and drinks at YNot Wednesdays, oceanfront festivals
Kempsville Lake residents never have to go far for entertainment or big events. During the summer YNot Wednesday is a weekly event in Town Center. “A lot of people go to that,” DeValdes says. “And they have a band in Town Center and you can go and get tickets to get beer and pizza and all kinds of stuff. That’s a really fun event.” Big festivals and outdoor concerts at Virginia Beach’s Oceanfront — especially the Neptune Festival, which draws over 400,000 people every year — are just 15 minutes away.

Kempsville Lake’s CAP Index crime score is 4 out of 10, matching the national average. Hurricanes and tropical storms can pass over Virginia Beach. First Street, a climate risk data organization, says the neighborhood has a minor chance of flooding but a severe risk of high winds.
