Lake Christopher is a suburban neighborhood built around a 60-acre artificial lake of the same name in Virginia Beach's Centerville District. Established in the 1970s, it consists of roughly 360 single-family homes and is maintained by the Lake Christopher Homes Association, which fosters a social atmosphere through community events and a gardening club. Residents can access the lake and a handful of private parks, making it easy to enjoy outdoor recreation steps from home, while still being just minutes from Regent University and downtown Virginia Beach. Highly rated schools round out the neighborhood’s appeal.

Contemporary homes and condos with lake access

Midcentury charm lines the wide, tree-lined streets of Lake Christopher. You’ll mainly find contemporary homes with a few New Traditionals mixed in. Properties range from about 1,500 to more than 3,400 square feet, and lots have enough space for a backyard pool and a few raised garden beds. Properties along the waterfront have private docks, and those off the water are within walking distance of community docks. “Lake Christopher was one of the first contemporary home communities in Virginia Beach … Homes are more open and have earth-tone themes,” says Lana Cary, a Realtor with Howard Hanna Real Estate Services. “It’s well-loved and well-established; some residents have sold their house just to buy a different house in the neighborhood.” Prices start in the mid-$300,000s and can reach the lower $600,000s. There are also condos, but they rarely hit the market. Two units were sold recently in the upper $300,000s.

Public and private school options are highly rated

Virginia Beach City Public Schools serves Lake Christopher. Students can attend Indian Lakes Elementary School and Brandon Middle School, both in Kempsville and rated B-plus by Niche. Tallwood High School in Charlestowne receives an A-minus rating and participates in the district’s Beach Bags program, which encourages students, parents and community organizations to donate shelf-stable meals to help students in need. Private options are close by in Greenbrier East, including the A-plus-rated Veritas Collegiate Academy and Atlantic Shores Christian School. The private Regent University is less than 2 miles away and offers associate, bachelor’s, master’s and doctoral programs in more than 150 areas of study.

Swimming spots, playgrounds and docks dot Lake Christopher

Lake Christopher anchors outdoor recreation here. "The spring-fed lake is a huge draw,” Cary says. “Residents enjoy boating, fishing and swimming. There are two sandy beaches, three parks and two playgrounds, greatly enhancing the residents' quality of life.” On the lake, you can set off on sailboats, kayaks and small electric motorboats or swim in designated zones. All the neighborhood parks are private, restricted to residents and their guests. Christopher Landing, the largest green space, has a boat ramp next to a stretch of sandy beach, and Christopher Narrows is a favorite for its fishing dock. You can play flag football or kick around a soccer ball at Christopher Woods, which has a large field. South of the neighborhood, Stumpy Lake Natural Area features over a mile of hiking trails along a 278-acre lake and a public 18-hole golf course.

Commuting from Lake Christopher to area military bases

Virginia Beach is a massive hub for active-duty military personnel, and Lake Christoper residents can quickly hop onto Interstate 64 and local routes such as Ferrell Parkway to reach nearby bases. Commuters are often heading to:

  • Naval Air Station Oceana, which is about 11 miles away
  • Joint Expeditionary Base Little Creek-Fort Story, which is around 11 miles away
  • Naval Station Norfolk, which is roughly 16 miles away
For car-free travel, Hampton Roads Transit buses stop along Indian River and Kempsville roads.

KempsRiver Crossing is a shopping hub less than a mile north of Lake Christopher that has several fast-casual chain restaurants and spots such as Jen Thai Cuisine and Shaking Crab, known for its “shake-and-eat”-style seafood boils and fried fish baskets. Aldi and Harris Teeter are grocery options within a mile of the neighborhood. Downtown Virginia Beach is a short drive away and is home to Pembroke Square and the Town Center of Virginia Beach. How Lake Christopher's HOA shapes community life

All homeowners are part of the Lake Christopher Homes Association, and monthly dues typically range from $30 to $40. “The community is close-knit. They have a strong, respected homeowners’ association, a garden club and many activities, including holiday gatherings such as Fourth of July that involve the entire community,” Cary says. Residents who need to make home repairs or remodels must ensure that any changes comply with the HOA’s bylaws.

What buyers should know about flood risk

Lake Christopher is not considered a flood-prone neighborhood, especially when compared with low-lying coastal and waterfront communities closer to the Lynnhaven River, Back Bay or the oceanfront. But lakefront properties may have elevated flood risk as the lake is a FEMA-designated special flood hazard area. Homeowners are encouraged to have flood insurance and may be required to do so if financed with a federally backed mortgage.
