On a map, the first thing many notice about Larkspur is its convenient location. “Larkspur is so ridiculously central to all of Virginia Beach, it’s wonderful,” says Madison Mason, the Realtor and owner of Level Up Realty and a resident of Larkspur. “We’re right across from one of the largest parks in Virginia Beach, which is called Mount Trashmore, as well as just being about 2 miles from Virginia Beach Town Center. There’s just so much to do, so many places to eat at and so much to enjoy.” For those who live there, the neighborhood is more than just a collection of homes in a nice location – it’s a community where people tend to put down roots and stay for a very long time. “There’s a civic league, which is basically an unofficial HOA, where a lot of the neighbors who are owners come to a group meeting once a month to figure out how to improve the neighborhood and how to make it look better and stay nicer,” Mason says. “I love that it kind of feels like a small town within the big city of Virginia Beach because everybody is always looking out for each other. Holidays are always a big thing, there’s constantly people decorating, going all-out for Halloween, even Thanksgiving, Christmas — literally everything. If you knock on a neighbor’s door and you need something and they have it, they’ll absolutely provide it. Everybody just has that kind of old-school mentality of being a neighbor because they’ve been there for so long.”

Turnover of homes low in Larkspur
With well-manicured lawns and sidewalk-lined streets, it’s easy to go on early morning runs or evening walks in Larkspur. The front of the neighborhood is dominated by smaller ranch-style homes, typically ranging from 1,500 to 2,200 square feet, that sell in the $400,000 and low $500,000 ranges. Deeper into the neighborhood, homes get bigger and more expensive, with some large Cape Cods and colonial-style houses measuring in at around 4,500 square feet and selling for up to $850,000. “It’s usually hard to find a home for sale and once somebody buys one, they stay there for a very long time,” Mason says. “We’ve lived there for the last four years now and we’re still the newest people on our street. Most of the people on our street have lived there for 20-plus years. People pass their houses onto their kids because they don’t want to leave this neighborhood.” As a result, buying a house in Larkspur can be a challenge based on low inventory alone. “Even when there was just a crazy amount of market transactions, there was hardly ever anything in our area just because of how long people keep houses,” Mason says.

Virginia Beach City Public Schools has an A on Niche and is listed among the top two districts in the Norfolk area. Mount Trashmore Park is well-known across Virginia for its abundant amenities and unique status as the nation’s first landfill park. It was created in the late 1960s and early 1970s by covering a 640,000-ton pile of garbage with alternating layers of soil. The park’s main mountain is 60 feet high and 800 feet long, and locals love challenging themselves to climb or run up the stairs or hillside to its top, often with their dogs at their sides. The park’s two lakes are also popular, Lake Trashmore for fishing and Lake Windsor for kayaking, while others enjoy its playground and skate park. Nearby, Larkspur Greens Park is a small, low-key park with a playground and pond. Residents often hang out at the Larkspur Swim and Racquet Club, which offers a community pool and tennis courts.

Residents pick up groceries at Harris Teeter or Food Lion and other essentials at stores like Petco and Marshall’s, while Comic Kings is a go-to spot for comics and cards. Las Palmas Mexican Restaurant is popular for its food and margaritas, while Sloppy Seconds Bar & Grill offers burgers, steak and sloppy joes. Kahiau’s Bakery is a go-to spot for fresh sweet treats, even offering vegan and gluten-free options. Driving just a couple of miles to the Town Center offers even more options for dining, and Lynnhaven Mall is likewise only about 4 miles away.

Traditions at Mount Trashmore
Mount Trashmore is a central point for many community and cultural events, Mason says. This includes regular events like fitness classes and special celebrations like the Mount Trashmore Summer Carnival or the Fourth of July fireworks show. Larkspur residents have their own traditions on the Fourth of July, too. “I think the biggest event is the Fourth of July,” Mason says. “One of the attorneys in our neighborhood has an office right on Independence Boulevard, so he basically makes that entire parking lot for our neighborhood to watch the fireworks at Mount Trashmore. It’s a really big networking thing, but also a great cookout.”
Larkspur folks enjoy easy access to the freeway for quick travel to nearby cities or beaches.

Interstate 264 runs along Larkspur’s northern border, and major roads like South Independence Boulevard, Holland Road and Princess Anne Road run right through the neighborhood, making it easy for residents to travel wherever they need to go.
