China Spring is a rural suburb with top-notch schools
Development in China Spring first sprang up around a natural spring in a grove of chinaberry trees, about 10 miles from Waco. The rural suburb is now known for its highly rated school system, which offers top-tier athletic and academic programs. “It’s got a great school district, known especially for baseball, and there’s a lot of family participation in the sports,” says Brook Ashley, owner of Brook Ashley Realtors. China Spring residents can expect a slower pace of life than they’d find in Waco, though the suburb’s desirability is spurring new development. “It’s very fast-growing,” says Ashley, who has been selling homes in the region for 10 years.
Ranch-style homes built on oversized lots in a rural suburb
The China Spring landscape is a patchwork of farmland and horse ranches, with houses spaced widely apart. “Homes in China Spring tend to have larger lots. There’s a lot of land availability on the outskirts that you can’t find in Waco,” Ashley says. Even smaller parcels typically measure at least half an acre. At Lacek Mill, a new gated subdivision, buyers can enlist local builders to design their dream house on 1-acre lots. Recently, ranch-style homes have fetched prices from $250,000 to $350,000. However, properties linger on the market for an average of 87 days, nearly twice the national average. Since Waco’s tornado risk is high, it’s a good idea for homebuyers to look for homes with basements or storm shelters. China Spring has a CAP Index Crime Score of 1, the lowest possible score.
China Spring Independent School District is highly rated
The China Spring Independent School District is a top draw for buyers. Kids start at China Spring Elementary, which receives a Niche grade of A, followed by China Spring Intermediate School and China Spring Middle School, both also rated A. China Spring High School receives an A-minus. The district offers a variety of programs, including theater and Future Farmers of America. High school baseball is especially popular, with victories celebrated throughout town. The Cougars have made three state tournament appearances since 2022 and took home the gold in 2023.
China Spring Park Project to bring new amenities by 2026
Aside from school fields, the suburb has no parks. However, the China Spring Park Project is gearing up to change that with a new project slated for completion by April 2026. The City of Waco dedicated 85 acres to the project, with proposed amenities including interactive play areas, exercise trails, picnic areas, a community pavilion and a splash pad. "This will be the first park in the China Spring area, and we're hoping to make it a nice big community and family park," says Brittany Combs, program manager for Waco's Parks and Recreation department. The 18-hole golf course and fishing lakes at nearby Lake Waco Golf Club are open to the public, and biking and walking trails line the shores of Lake Waco, about 5 miles away.
Restaurants and retail on China Spring Road
China Spring Road passes several stores and restaurants as it heads east toward Waco. Dollar General is across the road from China Spring Mart, a convenience store and gas station. Griff’s Grill & Catering is a casual diner-style joint serving breakfast and daily specials like chicken fried steak and all-you-can-eat catfish. Nearby, regional chain Billy Bob’s Burgers Bar & Grill slings specialty burgers and Frito pie. The closest H-E-B supermarket is about 10 miles away on North 19th Street in Waco.
China Spring is about 15 miles from downtown Waco
Waco Regional Airport, 9 miles away, offers connecting flights to Dallas/Fort Worth three times a day. Downtown Waco attractions like Magnolia Market are about 15 miles, along with health care services at Ascension Providence Hospital. Waco Transit System runs buses between China Spring and the Downtown Transit Terminal in the heart of Waco. The route runs twice daily, Monday through Saturday.
Seasonal events at China Spring Tabernacle Community Center
On Saturday mornings in summer, the China Spring Farmers and Crafters Market sets up between First Baptist Church and the Tabernacle Community Center. Local vendors sell fresh fruit and veggies, canned goods, organic soaps and more. The community center and the China Spring Civic Club host events throughout the year, including a Hello Spring food and crafts market, a summer car show and Trunk or Treat for Halloween.
