Kendrick falls into a central area — what locals call “Waco proper” — a few miles south of Baylor University and downtown attractions like Magnolia Market. The short distance between this area and the downtown district makes a world of difference when it comes to housing prices. “It’s a really affordable place to live and centrally located,” says Katie Snapp, Realtor with Camille Johnson, Realtors. A public golf course dominates a large swath of the neighborhood, with warehouses and industrial manufacturing facilities blocking off large sections to the west. Proximity to Interstate 35 also draws in potential homebuyers, as do two hospitals and Waco’s largest shopping center.
Teeing off at Cottonwood Creek
Golfing enthusiasts hit the links at Cottonwood Creek Golf Course, an 18-hole course traversing grassy plains. “It’s probably our best public course,” Snapp says. In addition to the par-72 course, facilities include a bar and grill, a practice range and a putting green. At Kendrick Park, walkers and joggers rack up their daily step counts on the paved walking trail and amp up their workouts at the outdoor fitness station. Vibrant cobalt-and-lime hues brighten the playground, swing set and splash pad. Basketball courts and a grass sports field provide space for organized games, while a covered picnic pavilion offers respite from the Texas heat.

Ranch-style homes and space to build
In the northern segment of the neighborhood, ranch-style homes from the 1950s and ’60s crowd together on a grid of residential streets. Many properties include paved driveways, but it's still common to see cars parked alongside the narrow roads. Fixer-uppers are priced from $85,000 to $150,000, while a typical 3- or 4-bedroom ranch house costs $175,000 to $300,000. “A number of homes in Kendrick are bought by people who are renovating and reselling them,” says Joe Reed, Realtor with Weichert Realtors and 2024 president of the Waco Association of Realtors. A handful of older estates date to the early 20th century on lots spreading several acres. These are generally found on the outskirts of the residential area, along with vacant lots measuring an acre or more. Prices for these larger homes and swaths of land range from $500,000 to $700,000.

Home of the University Trojans
Kendrick Elementary School sports a convenient location in the center of the neighborhood, adjacent to Kendrick Park. Students move on to Cesar Chavez Middle School in downtown Waco for grades 6 through 8. Both schools have a Niche grade of C. Next, they’ll funnel into University High School, which is across the interstate in Alta Vista and earns a Niche grade of B. The neighborhood is also home to Waco ISD Stadium, where the University Trojans take on opponents. The Waco High School football team also plays here occasionally, as do the local middle school teams.
Crossroads of I-35 and Highway 6
Interstate 35 forms Kendrick’s western border, leading to downtown Waco and Baylor University 4 miles north. Texas State Highway 6 runs along the southern edge and provides the quickest route to the waterside parks and amenities at Lake Waco. Residents also enjoy access to Valley Mills Drive, a major thoroughfare that transforms into Lake Shore Drive and paves the way to Waco Regional Airport 9 miles northwest. VAMC Waco, a veteran’s hospital, is bordered by Cottonwood Creek Golf Course. The neighborhood is also home to Baylor Scott & White Medical Center-Hillcrest, a 260-bed hospital with a neonatal intensive care unit and a freestanding cancer center.

Central Texas Marketplace and Cinemark Waco
Near the junction of I-35 and Highway 6, the Central Texas Marketplace shopping center features abundant retail and dining. Shopaholics could spend a day exploring the complex, purchasing anything from sporting goods to jewelry to pet supplies. Chain restaurants like Starbucks, Wendy’s, Panera and Panda Express fuel the action. For special occasions, the Main Event Waco celebration center awaits with pool tables, bowling lanes, an arcade and a gravity ropes course. The risk of tornados in Waco
Texas carries a relatively high tornado risk, and Waco’s risk is high even by Texas standards. The deadliest tornado in state history devastated Waco in 1953. Though storms of that magnitude are rare, residents should be prepared for frequent tornado watches and warnings.
