Primarily a business and manufacturing district, Timbercrest is home to McLennan County Jail, Waco Stockyards, and several concrete suppliers and mixing plants. Yet broad expanses of fields and farmland separate these facilities from the main residential area, giving the East Waco neighborhood a secluded vibe. “In Waco, you have neighbors on top of each other, but here you might have a little bit of space between homes,” says Beau Ballard, Realtor with Weichert Realtors. “Pricing probably might be a little bit lower there, too.” The neighborhood park harbors a popular fishing pond and playground. Bellmead, one of Waco’s most populous suburbs, lies 3 miles north and offers convenient retail and restaurant options.

A paved walking trail encircles picnic tables, a shaded pavilion and the community fishing pond that serves as the park’s centerpiece. In partnership with Texas Parks and Wildlife’s Neighborhood Fishin’ Program, the pond is well-stocked with catfish, largemouth bass, sunfish, crappie and rainbow trout. Kids 16 and under fish for free, but licenses are required for anglers 17 and older. Only pole and line fishing is permitted, and some minimum length and bag limits apply. Soccer nets and a baseball diamond anchor the far end of the park.

Brick ranch-style homes on Post Oak Drive
The primary residential area stretches north of Buena Vista Park, though properties also line the access roads that stretch east from Route 77. Vibrant green shrubbery and tree growth shield houses from view, growing right to the edge of the pavement in some places. Brick ranch-style homes dating to the 1950s are predominant, but other architectural styles pop up here and there. Properties measure a quarter- to half-acre, with paved driveways and wooded yards. Prices for a three-bedroom ranch home start around $175,000 and top out at $300,000. A small subdivision of brick snout houses occupies a network of streets north of Orchard Lane. These homes date to the mid-2010s and feature gabled roofs and arched entryways. Lots in this area measure around 10,000 square feet, and tree growth is minimal. Buyers can expect to pay $200,000 to $350,000 for one of the newer builds.

La Vega Independent School District
Timbercrest students are served by La Vega Independent School District, which shares its name with each of the schools. First comes La Vega Primary School, which receives a Niche grade of A-minus. Then it’s on to the elementary school, which gets a C-plus, and the intermediate school, which earns a B-minus. La Vega Junior High is right in the neighborhood, within walking distance of most homes north of Orchard Lane. The junior high gets a B-minus, and the high school receives a B. Aside from the junior high school, all the schools are a short drive away in Bellmead.
